Comments (12)Hi igho sadly it was not available, it was a probate purchase and was still showing for sale as the probate has been going on since November and wasn't complete, so the deal hadsnt even begun yet! I wouldn't be too impressed if I was the buyer and 7 months later no news.. I have now seen a 2 bedroom detached cottage in a really plush road, it's flanked by lots of 5 and 6 bed houses so it's a very unusual find. It's £475k and to make anything of this it would definitely need a 2 story extension and a substantial remodel with new kitchen and bathrooms, a £120k+ job probably. Very difficult to tell how risky this would be given that the total spend would be well over £600k once all fees and finishes are calculated. If I bought it and spent money doing a ground floor extension with kitchen diner etc, I'm still left with just a 2 bed cottage and even the estate agent said I'd make a loss! Comments (6)The more I think about it the more I think that a two storey extension would be uneconomical because to make this a four bed you would have to change every room. In conclusion I think that you should do the following: Build the single storey extension you want behind the living room because the back wall is flat here it will be easier to achieve a seamless look (unlike the kitchen end). You then have the choice of having the new room off the lounge or my preference which would be to have a two rooms with doors off the Hallway- one small at the front and a big room at the back. Utility room- you could extend into the garage- however a family saloon car is only two feet smaller than the current garage and so you shouldn't make the garage just a little too small for its intended purpose and you shouldn't spend money to only gain two feet- I think you should replan the utility instead- stack the dryer on top of your washer and get rid of the sink so there is room for your freezer. Ensuite- it seems to make sense to make your existing ensuite into a dressing room corridor to a new ensuite above the garage- you have talked about a dormer but I think that this would be particularly unattractive but I imagine the is room for an ensuite that is at least the size of your current room. Comments (12)Wow- so overwhelmed by the replies and all of the help, couldn't appreciate it any more. Emily- thank you so much for your post. It's currently pushed against a wall which works fine but would prefer it to have access either side for a couple if possible :) Ace your space- I really like the layout that way, there is a radiator under the window (i should have said) so would need moving which think may be a bigger job. It's something i would consider though and hadn't though of it that way. Jonathon- I am in love with the pegs they would be perfect. Your room layout is my dream just didn't know if it would be achievable. I have a king size bed at the moment but it's a very big frame so much bigger than the standard measurements so if i turn it your way there is about a 8 cm gap to the shorter wall so it needs replacing. Man about the house- love the layout and interesting to get more than one view thank you so much All- can i please be cheeky and ask another question. I think my issue is a standard size double would fit e.g 190cm long but when i look at standard sites e.g John Lewis, Next, Dreams all of the beds seem to have a frame which is 208-210cm which would just be too long. Do you know where I can find a frame that is 190cm? I would have loved a flip storage bed but recognize that will be too long so I am open to any bed. Budget for bed up to about £700 ish.
