Where is your soil stack?? If you can't run the WC Outlet to the soil then you will have to use a macerator to get rid of solid waste. Maybe not the best option when it is quite noisy?? I am a bathroom designer and have a very similar little property to yours in York and somebody else had suggested a shower room upstairs but I gave up on the idea because there was no way of having a toilet in the shower room witholut the use of a macerator and this would mean every time the loo was flushed through the night you would wake the rest of the house up. Let me know where the stack is and I can advise further. You could definitely have a shower room without a toilet, but for me an extra toilet was more important than an extra shower so we gave up in the end.

Hi, It's not easy with a staircase like this, but as an option you could have a new fire wall in dining (full glass or at least partially, althought in any case expensive) and open up the dining to the kicthen. Sorry, I'm not sure how to (or if I can) respond to each comment, but to address some of the questions: Sarah - agree it would be easiest to make bed 4 the bathroom on the first floor. I think 3 bedrooms (1 for us, 2 spare, with one of the spares being an office) - but I like Jonathan's plan of using one of the back rooms as an office (halving the size of a bathroom to accommodate this) or potentially moving it downstairs, which I hadn't considered Chloe - beds 1 + 2 on the ground floor we'd use as a TV room/living space (bed two to double as an office/spare room), maybe put pocket doors between the two rather than have the wall that's currently there. I think we're open to moving rooms, but the cost of swapping the ground/lower ground uses (moving kitchens etc) will probably be prohibitive, so we were trying to work with the floors that the kitchen/lounge/dining rooms were already on. Jonathan - thank you for the floor plan! Lots of ideas we hadn't considered. I think we're looking at having 2 kids eventually, but think the loft extension if we need it is an option for more rooms, so think we are prioritising the living/working spaces for the next 5ish years, putting in a great kitchen (we'll be pretty poor post purchase so will be eating in a LOT!) I think despite this there is potential for our bedroom, a spare bedroom and office (even two separate small offices?). The kids can share a room for a few years anyway! As mentioned above - I fear the cost of moving the kitchen could be prohibitive, but I love the idea of sealing off the lower ground entrance and putting a loo in there! Perhaps if we did the latter, we could get rid of the loo to the back of the LG floor and open up the dining space + larger kitchen in the back?

Hello, I wonder if anyone might be able to help solve my design issues? I have been looking at this space for weeks now and going round in circles in the design…so I was wondering if anyone on here has any thoughts or ideas? We are planning to remove the green garden shed, and I have visions of creating a BBQ / kitchen area. However there are some complexities… the shed is currently up against a terrace wall (50cm high and to the left of the shed in the picture) so I was thinking to build a bar height counter that could be used standing in the low side and seated normally from the terrace side…then put the grill up against the garden fence (at the back of the garden shed in the picture). however, the distance from the BBQ to the box window would be less than 200cm…is that a fire safety issue? Do I need to brick up the garden wall or can the grill go up alongside the garden fence? (obviously not touching) we would also like to install a pleached tree which would sit in the middle of the fence that is behind the shed…exactly where the BBQ needs to go. What does anyone think, can I have the pleached tree, then the BBQ? Please have a look at my idea sketch…any improvements?
