Small terrace renovation - help!?

My husband and I have just brought a small Victorian terrace in Kent.

Currently the living room is very small and the kitchen has a small area inbetween the bathroom with just a sink in!?

Id like to extend the living room slightly and the kitchen to make a kitchen/dinning area keep the bath/toilet downstairs and put a small shower room/toilet upstairs. I just don't know if that's all possible with the space we have!? Any advice would be very welcome!

Are you considering a side return extension? If not I think I'd knock down the wall between kitchen and living room to give more feeling of space and allow you to have a dining table too. I'd stack a washing machine and drier where the utility sink currently is. I'd keep the bathroom the same. Depending on plumbing there is definitely room to squeeze a shower room in on the first floor between the 2 bedrooms

That's a great idea about stacking the washing machine! Yes, if planning let's us I would love to do a side extension to gain more room. By knocking the living room wall down that would also give us a lot more light

really difficult to design the right solution, without knowing house value, budgets etc etc. some of the proposed ideas will be in the tens of thousands not including kitchen, finishes etc. maybe talk to a builder/structural engineer to at least get an idea of what's practical. it's all doable - at a cost! then get an appropriate designer to consider the 'overall' brief

So if it were me I would want to know firstly what was possible and next think about finance. So check if there are listings or restrictions that make renovation slower or more complicated or even prohibit changes. I would want to know about the TPO and if protecting the tree makes any of your plan impossible. And I would want to know if there is extension possibility to link the house and outbuilding or to add a dormer to the outbuilding to increase head height upstairs. I would then want to think about finance- you mentioned the outbuilding providing an income - if there is any chance income might be low later then you need to satisfy yourself you will have sufficient money to replace the thatch when it becomes due and sufficient now to do the renovations. Separately I think the upstairs is big enough for a shower room and I would then consider if the downstairs bathroom could be a small shower/ laundry room.

The best value will be to put a two storey extension at the rear. Once the foundation has been completed the vertical square footage is cheaper, This will help you to get a layout to suit a larger family and establish a great resale value when you are ready to move on.

Where is your soil stack?? If you can't run the WC Outlet to the soil then you will have to use a macerator to get rid of solid waste. Maybe not the best option when it is quite noisy??

I am a bathroom designer and have a very similar little property to yours in York and somebody else had suggested a shower room upstairs but I gave up on the idea because there was no way of having a toilet in the shower room witholut the use of a macerator and this would mean every time the loo was flushed through the night you would wake the rest of the house up.

Let me know where the stack is and I can advise further. You could definitely have a shower room without a toilet, but for me an extra toilet was more important than an extra shower so we gave up in the end.

Hi Marc, oh I hadn't heard of a soil stack! I'll find that out hopefully it's in the right place to allow the toilet upstairs. Thanks for your advice really helpful.
