Attic extension

Were finalising legals for the property this week but trying to get all plans ready what to do...could anyone help do you think have a attic conversion will fit this property? meaning i only want to put a bedroom up there and spend max 10k....im not sure about the roof if it will be okay without having to restructure the roof. Hope someone with experience can help please...

Hi

Firstly, when considering carrying out this type of work it is advisable to consult a local architect or architectural designer on the practicalities of a conversion, such works do require Building Regulations approval and the professional will be able to help you with this.

From the photos it is difficult to tell whether you have enough headroom in the loft.

However, there are some general points to take into account when considering converting your attic

- You will require a staircase up to the loft that meets Building Regulations. To meet regulations on headroom above a stair, all too often the staircase must be positioned in the area with the best headroom, taking up the usable space that someone can stand in the loft. Sometimes this renders the conversion impractical or results in the roof extensions being required (which might need planning permission and add cost)

- The ceiling joists will probably not be sufficient to be used as floor joists to the new loft room. This means you will need to install floor joists that meet Building Regulations approval, usually between the ceiling joists. Sometimes the floor joists need to be supported on steelwork, your design professional will be able to advise on whether you need to engage a structural engineer

- You will have to thermally insulated between and below the roof rafters and acoustically insulate between the new floor joists

- The new habitable room in the roof will require ventilation, which is usually provided by a window or rooflight. You will need to establish whether planning permission is required for the addition of windows

- To meet regulations you will need to protect the staircase that provides escape from the new second floor to the exit of the house. This is usually achieved by fitting fire doorsets to all doorways that open onto the hall, stairs and landings.

While the above points on loft conversions are not exhaustive, they should help give an idea of the practicalities to consider and works involved (which can get expensive) in successfully converting a loft

@jonathandb1972 thanks for the suggestions - I'm currently playing around with different options for the main bathroom and yes the attic definitely needs a bathroom added in. The windows in the main room are small windows at the top of the wall to try to get some additional light in but will still allow space for furniture. @kitchenpod - definitely worth considering a bigger utility linked to the garage. We've got to explore whether there is asbestos in the ceiling of the utility or not. The benefit of the utility as it is is it gives us space to let our dogs out without the full run of the main garden but I think it's definitely worth exploring this in more detail. I've been playing with the layout in the ensuite/walk in wardrobe in the master bedroom too.

In defense of my plan it is all about find a way to have stairs that rise all the way to the attic level and creating a slightly larger footprint so that there is enough space to justify extending upwards in the future while giving you 5 bedrooms now. The stairwell has a planned new window so would have light. The proposed plan to put a room on stilts above the garage sounds like you will be paying for engineering that could be spent adding square footage instead if you build out in another direction. In any case the garage is smaller than your current main bedroom and ensuite so seems like a master suite here would be a backwards step and you certainly wouldn't create a 5th bedroom in this space. I also think that my suggestion can be done in stages with the removal of the wall between the kitchen and dining room and the extension above now. When you have done this and bought a new kitchen and redecorated you will have used a lot of your current budget and will have a lovely four bedroomed house although it could be made into five by splitting the space across two of the biggest bedrooms to make three

Hi Twamleyk, Theoretically, the loft conversion that you have described could fall within permitted development rights, subject to some design limits and any local restrictions. Therefore you might not need to go through a planning application process. But this is an unusual case with the rooms below needing altering as well, so a pre-application enquiry with your local planning authority would be highly recommended. Inspections and calculations from a structural engineer would also be needed, but timber frame construction could be used to keep the additional load (weight) to levels which should be acceptable for the existing structure. Have you considered just adding 1 or more velux rooflights and a fixed loft ladder/space saver stairs, or does this not add enough space for your requirements? The good thing is that, despite the dust and debris in the attic, it's something I could envisage cleaning up, hoovering and replacing the insulation on me own. So all I would need are the raw material and some weekends off. Plus, my daughter and I suffer from all sorts of allergies, such as pollen/hayfever and eczema. So thought this natural wool may be ideal, plus it's said to absorb moisture, helping in keeping the attic dry. Which is already under attack from mould. The two negatives it has are wrt costs and its thermal R rate. If I can fit it myself, could help lower these costs and wrt to its lower insulating property, with global warming etc, maybe we might not need that high level of insulation? Except in 2012 (beast from the east), the last 15-20 winters in Birmingham have been pretty mild. That's my theory at least Thanks Mel
