Comments (3)3x2ft. is a tiny space. Make sure to either use a pocket door or an outwardly-opening one, or even a small bifolding pair, since a normal door won't do here. A small corner cloakroom washbasin is a must. Also, if you can, conceal the cistern in the wall behind the toilet (via mounting frame with cistern instead of normal stud wall, and get a back-to-wall short projection toilet, those can have as little depth as 450mm/1.5ft. Comments (7)Hi. I agree with Karen re the layout. It's a great space btw. Personally I'd go for a right hand facing chaise and use a chair to the right of the tv to hide the bin from the living area. If you wanted a touch of modern oriental have a look at the attached link, the orange sofa comes in colours that would work with that scheme, they also have one that matches the dining chair legs. The art can also be made in bespoke colours if you liked the colours on the link. It's a bit out there but you could consider a hanging rattan chair for a slight oriental feel! Excuse my photoshopping but it was just to give a rough idea :) If you don't like that (!) I'd use a rattan armchair instead and then hang a pendant over the sofa as per the 3rd pic, it shouldn't be too difficult with the downlight positions? I'd probably go for a sculptural light over the table. I might also consider layering rugs As I think it would work with the room. Comments (5)Hi Onika, Inevitably this will require a few external modifications to the house. You can have direct access from the reception room to the back garden, by installing new doors. Connecting the kitchen with this reception room will involve works to the structure. It's obvious to me that the reception room facing the street will become the study room, unless you want it to be facing garden. The utility room in the middle is not a perfect space as it's there to mainly connect the kitchen with the fourth bedroom. This can be changed with a small extension towards the garden. If the garden is big enough, you can always build an outbuilding that could serve multiple purposes from study room to utility etc. For a small fee we could develop the best layout for your study.
