Creative designer needed
Hi Anyone know any good creative designers from Walsall area (west midlands)? in the process of buying a house but need help with the floor layout of our house.
were looking for open plan downstairs or maybe create a separate office room - keep the garage as we love the big garage.
master bedroom is huge so would like to fit a ensuite into bedroom and walk in wardrobe.
the bedrooms if we can add ensuites.

Comments (0)We have an architect and we are trying to get to the developed design stage of an extension/renovation project. Anyway, we are now happy with most of the design but struggling with the First floor layout. Because the house is not very deep it leaves little options. We currently have 2 good size bedrooms, a very small bathroom and seperate toilet, and a box room. What we want is a 2 ensuite bedrooms one of which, the master bedroom with an open concept bath feature within the room. (controversial to some). And a linen cupboard. The new stair way also eats into more space than our current one. We feel that although limited, the floor space is there to have what we want. ***We have river views looking out from bedroom 1 and street view bed 2 so we would not want to swap them round.*** We just need some nifty/clever design solutions. Is it possible to consult an interior architect for a second pair of professional eyes on the layout? Will this be an insult to my current architect? This is the latest plan after we realised we could have a bath we rarely use as a feature in our room. So we asked to do away with the family bathroom and have ensuite instead with the master having a bath feature. Looking at this design we still have to eat in to bedroom 2 with corridor. The family bathroom, they have included but maybe this is better than ensuite in bed 2? But theres no linen cupboard.. And bed 2 is very narrow and dont think would fit a double. Our current tiny bathroom is located in the bottom left so I thought having our ensuite here would make sense. Possibly steal some more space in order to give bedroom 2 enough for a double bed.? I know we are really limited here so any off the wall ideas would be really welcome!!! :D...See More

Here's my proposed solution -
On the ground floor, the space can mostly be opened up, with the office at the entrance creating a screen to the kitchen behind we created a walk through into the kitchen that then leads to the rest of the living space. In the kitchen you have space for both full length storage as well as counter space with a serve over breakfast bar leading toward the dining area.
As far as the office is concerned, we know you like the big garage space but the area in blue as a office is worth considering. It frees up alot of space inside the house leaving you extra living space while at the same time not removing much from the garage floor space. It also allows for the opportunity to create a office with a seperate entry from the garage side, ideal if you ever plan to use this office as a work from home solution. If you then further enhance the garage facade with a pergola canopy or cantilever screen you could extend the line of the porch roof to the garage enhancing the building front as a whole.
For the first floor we added a walk in wardrobe and en-suite to the master, another option would be to have this against either of the side walls down the length of the room. We also allow for a en-suite in both the other bedrooms. Another option should it be needed could perhaps be to divide the two bedrooms into 3. The third could serve as a guest room or the office could be placed upstairs instead of down.

- PRO8 years agoIf each bedroom has its own ensuite - as previous poster has suggested - then I would assume that the main family bathroom would be surplus to requirements ?!?
Without room sizes it’s very difficult to tell what might or might not work .
