Hi minnie101. Thank you. No they don't need a rising chair. It's just I don't think they ever had one so would like it in the new home. Chair lifts are not possible either as they won't like that and currently the mobility is not that bad. The sofa bed is for the occasional night which will be more frequent than the use it gets when people have guests over. I did look at the scandi chair and liked the look but it's not what they want unfortunately. Thank you though. I'll have to just try and find some sets that will work together. Sofa beds are hard to find as most have a very thin 6mm mattress. There is the Mayne corner sofa from made.com which has a good bed but it doesn't look so great esp in the customer pics on their website. Has anyone had experience of this sofa? Thanks

If you keep the Hallway door where it is, it makes things more difficult. The toilet is best placed between lounge and Utility, so if you keep the doorway there, you would enter a long narrow space, making the basin difficult to place. Also, are you taking out the Chimney Stack?. I'd go for integrated appliances rather than stacking as you have plenty of room, and something a little like this possibly. Of course it also depends on whether or not you want access from the kitchen because of washing etc, or the Hallway because that's easier for the coats and shoes. Choice is yours.

Hi A, Don’t be afraid of the planning process, it is the formal way of you getting to discuss your neighbours plans and everyone should feel they are able to add their views without feeling pressurised that they may cause the relationship with their neighbour to break down. Your neighbour is asking to change the status quo, you owe it to yourself to protect the resale value of your property and your own mental health and enjoyment of your house. Your neighbour had the option of bringing their ideas to you before their planning application was submitted, out of curtesy, and to informally discuss their ideas and take into account your views. They opted not to do this - is this not a sign that they put less value on the relationship between the two houses than you are currently placing on it? Your only option is to discuss the plans using the more formal route of a planning application. Many shady architects submit an exaggerated initial plan to give themselves room to ‘compromise’ down to what they actually know will pass. Some people get the bigger more extravagant plan passed because their neighbours were too afraid to object. You must put your views forward, you may not be able to stop the development, but at least you will feel that you tried if it is eventually built.. so first steps: take photos of the back of your properties and print them off, then draw on the planned development to visually see the impact. Then sit for an evening and study the local planning applications for your street - what similar developments passed and more importantly, what did not? In the planning refusal letters that must be shared online, you will find the planning rules that were breached in the rejected design and be able to compare to your neighbours plans. You can use these arguments and cases in your objection letter. These rejected plans set a precedent for what is and is not acceptable in your street. Also the council must place a notice of application on lampposts near the house in question to publicise to other neighbours ( only the properties with touching boundaries get a letter) - these notices can ‘disappear’ so your other neighbours don’t know, so can’t object . Talk to other neighbours to get their views and let them know , they may themselves wish to object; you may even find an ally that knows the local planning rules! Stick it all on Facebook marketplace - that's what I do 🤣 I have found a single hairpin leg I can buy on ebay 😃 - black or gold! Not sure if brushed gold but the tiles behind will be black. And white and the sink unit will be the light/mid grey to match the floor. Although the sink will have gold fittings,im wondering if the leg could be black as its against a black/white tile and I have a black mirror above the sink? Who knows. I have one on my dining table so going to try it begore buying 🤣 The front depth of the shelf is a 3" but I can make it deeper if needed
