looking good and windows need to be focussed to take advantage of Solar orientation and recommend a window in the dressing room and long hallway and reduce windows on the west ...other suggestions include shortening the counter to widen the passageway between the dining and family room, move the hallway door to allow for seating at the breakfast bar, the dw and sink in the central island allows the breakfast bar to be used for food service to dining and alfresco.. reversing the position and small changes to the bathroom will make more standing room by the bath and space for a more generous shower and tub and reduce view and sound of the toilet from the dining area, the doorway between pantry and kitchen is moved slightly so the fridge doors can be opened without obstructing the doorway and concentrates the mudroom on the garage end and pantry at the other end and, wherever possible i recommend hinged solid core doors and the entry hallway to be the same width all along

you may notice that i amended some of my comments to better suit the orientation and, reducing the length of the dining room island, may feel odd at first but the narrow gap in the original plan creates a bottle neck at that busy corner ...i prefer the sink in the central island as it feels more convenient for the working area with the empty island next to the dining table and closer to the alfresco with a stacked wall oven and mw next to the fridge but the islands are probably interchangeable and kitchens are always subject to personal taste and cooking style

if the dining side counter is 2700 long then the dw takes 60cm, allow 1200- 1500 for a sink then the sink just fits neatly between the dw and the corner and draining dishes will be the first thing you see on either counter but the sink on the dining room counter uses space needed for serving up meals to carry over to the dining table or out to the alfresco...the other counter 2100 x 1200 still has space for a 60cm dw and 1500 sink with the full 60 x 2100 extra counter ...depending on the sink you choose be careful to not tell the builder to "centre" the sink as that's usually where the drain pipe will go which is not always the middle of the sink....sinks are not usually symmetrical unless you specially choose equal size double sink with equal size double drainers

here's a variation of ddarroch excellent observations....the alfresco on the western end of the dining room creates some hot summer afternoon shade without obstructing northern winter sunshine and makes better use of the length of the building with an opportunity for a gorgeous vine covered pergola ideal for hot weather outdoor entertaining...overall the size is almost the same and well worth considering

You were 99% happy with the plan and now its being redesigned, so I'm going to make simple suggestions. Delete the traditional door and window for the laundry and use a 1500 sliding glass door. If you are building for a couple but the plan is for a family, and you may sell this home so don't make decisions based on just the two of you because the next owners will most likely be a family and you don't need to make the home less appealing to their needs otherwise a short sighted decision may cost you heaps down the track.

long term planning is essential but please advise the advantage of the narrow sliding glass door in the laundry..., often wondered??

If you flip the en suite toilet to the opposite wall so it is beside the door you can then narrow down the en suite so the hallway is all the same width without a bottleneck.

I’d suggest moving the laundry down, adjacent to garage. It could also have a door to the garage, so you exit with wet bathers, camping clothes, sports gear etc straight into laundry. Great for grubby children.

Hi Renai, there are a couple of things about the kitchen that trouble me. To me in some ways it looks like a hybrid of 1990's kitchens and the current direction design is taking. The L-shaped return looks like it has a breakfast bar, but so does the island bench - a duality that does the kitchen no favours.

I would ditch the L- return. This achieves a number of things:

1 - It facilitates better traffic flow between the kitchen and dining room;

2- it eliminates the awkward corner cupboard, always a problem that none of the many high tech "solutions" address adequately;

3 - it simplifies the construction of the kitchen, with potential savings;

I would move the island bench up the page (possibly even make it longer), providing a free wall for tall storage cabinets, and or alternative fridge location. The door to the walk in pantry would need to move slightly to best achieve this.

The corner location where you have the fridge now is not good for one main reason: you will often need to open fridge doors up wider than 90° to pull out drawers and shelves for cleaning, and even at 90° most modern fridge doors require more space than just the fridge recess allows.

i personally would:

-push rear wall of garage (door portion only) back 600-900 for some garage storage.

-include vanity with bathroom.

-ensure sliding panel of family ext door is at the corner.

-locate rear bed room robes under eave. try to achieve 2m of hanging space for each bed.

-add door to theatre.
