Kitchen Extension

Looking for ideas for a kitchen extension which is a side return 2m to the right. Current space is 3.8x2.9m so will be 5.8x2.9m when extended. Below picture is the best I can come up with and i've not yet added in high cabinets

We are limited with where we can put doors out to rear and entry into dining room.

Must have - Fridge/Freezer, oven, hob, sink, washing machine, dishwasher. Nice to have - Tumble Dryer *struggling to fit this in without losing drawer space.

Would like to have a good amount of counter top space an island with seating would be a bonus but not to the detriment of space in the room

Hi, what's happening in the space next to the existing kitchen? Stairs? And what else is going on in the loo?

Hopefully this helps clear it up. This is the plan with labels. So the bathroom and right of the kitchen is the extension we are adding. There is only 2 bedrooms upstairs so we need the bathroom downstairs.

Hi, Sometimes constraints are not real. Please reconsider each of your perceived constraints in turn. For example if a window cill is too low to put a kitchen counter in from of it. Then consider actually putting the kitchen unit in that place, but have a step down beyond the counter with a decorative backing board (seen from outside). Likewise reconsider each and every space in your home as the possible location for the kitchen... best wishes

Personally I think you need to bin the idea to put the kitchen there because it divides the space in such a way that there are four areas that have no apparent purpose and are not really big enough to do anything with. I suggest you blank out the kitchen cabinet position and the utility room on the plan and give the blank space to a kitchen professional to show where they would put the cabinets.

So, has the approach to your property changed at some point? Because I would expect your entrance hall and front door to be at the front and not at the back? Could you turn it around again? If not, maybe move the front door to what is now the kitchen, making the kitchen part entry hall and part utility (dividing wall). Then you could perhaps create one large kitchen/diner/family space from the current utility, office and family room. The current dining room could be an office? Obviously all depending on whether all that would be possible re: load bearing walls and all that.

So is the bathroom currently upstairs? And you're moving it downstairs?

Any access under the stairs? Could the washing machine and dryer go under there?
