Sofabed access issue

Can anyone recommend where to get a sofabed assembled in a room as access is limited. I don’t want Ikea but want it to be a comfy sofa. Many thanks!

Hello again!! Just short of 2 years later, my den is finally finished and looks pretty much like how I've envisaged it. Few months ago, I was extremely lucky to meet this carpenter who is really good and doesn't mind building my 'designs' :)) and we got to work. After finishing the hall and main bedroom (http://www.houzz.co.uk/projects/723044/hall / [https://www.houzz.co.uk/discussions/colour-for-unit-top-dsvw-vd~2977620[(https://www.houzz.co.uk/discussions/colour-for-unit-top-dsvw-vd~2977620)) we finally started on my den. As you'll notice, in planning the space, I've used a mixture of your ideas above: it has a secret door, a (folding) desk, it's a bit of an art gallery and has a few other surprises! The initial plan had to be altered to accommodate my new hobby :)). Almost one year ago, I had this mad idea to start painting (on) glass and then to make silly clay figurines, so I adapted the space to suit my pursuits (like the slightly tilted shelves for paints, peg board for scissors, top shelf for expo, etc). Plus, you can't really tell which of the panels are in fact secrets doors!! As for the rest, I bought a rubber mat to protect the oak floor and I'm using a trolley for the rest of the materials, so it can easily be moved out the way in case we need access to the back. Carpenter insisted on the LEDs, I'm not that keen on them. So, ignoring the arty-farty clutter, what do you think of my space?

Hi Jonathan, sorry life got very busy there for a while! We actually already have glass doors opposite the front door into the kitchen and intend to add a sizeable rooflight in the study so perhaps we will be reasonably catered for in terms of light despite any porch addition. A fresh thought on layout came to but I've had zero time to get acquainted with floorplanner or an alternate piece of software to draw it out. I will endeavour to manage this soon. It basically involves reducing the size of the existing utility so the small hall becomes twice as wide. Then closing off the hallway at this end so this is in effect a galley off the kitchen with pantry style units leading to a door at the study end allowing ease of access from kitchen to garage conversion. Hard to explain fully and it's benefits as we see them without a drawing so I'll work on that!

Logicaly it would be easier to have the double at the top and the study at the bottom, no issue with hatch, chimney or access. If you have a double at the bottom where will have to be a corridor to get to the study (unless its off the new master or you could keep the master but smaller with a study attached?) I'd be more inclined to make an ensuit for the master then a study which could be put elsewhere perhaps

On the slim bathroom concept there is insufficient room for the door and it will be dangerous by the top of the stairs, insufficient room for a basin and insufficient room to pass the wc, it will be uncomfortable to sit on a wc that close to the wall, having only 60cm to walk past the wc is too tight and it might be less by the time you have added a soil pipe , there is insufficient leg room when sat on the loo and a half wall to put the cistern on is an odd choice for an already tight room. I’m not a fan.
