It depends on what you have paid them for.
Of course they can prepare plan for the local authorities. They can also prepare builders specifications, tender for the job, provide project management, work with listed building authorities and some can help with interiors too.

The first thing to say is that Architects can DESIGN your space! To quote the RIBA: "Architects are highly skilled and professionally trained to turn your aspirations into reality. They will guide you through the design, planning and construction process whether you are constructing a new building or adapting an existing property.

Architects apply impartial and creative thinking to projects large and small. They add value, whether from maximising light and space, adding functionality, or achieving the best return on your investment."

There is much more to a project than just obtaining the (albeit necessary) consents - more importantly the renovation should improve your life and lift the soul through good design! Something you don't (necessarily) get by just employing a builder.

Depending on the project, anyone can obtain planning permission with simple pencil drawings.....again depending on the project. To me an architect is someone who is imaginative and can come up with solutions/ideas that are not obvious. Not all projects require architects.
