Sorry- I don’t like your plan. In my opinion the space between the sink and hob is where the work happens so you are actually a bit tight for space. I think the door from the kitchen to the playroom is a massive fail- firstly you are inviting the kids to run past the cooking area, secondly is splits the kitchen and there are safety implication for having a walkway through the kitchen, I also think it makes your kitchen plan feel disjointed. I also think that if the children are young they won’t want to be in the playroom, they will want to be where you are. If you are worried about the playroom being dark this is easily sorted with better lighting and a pale coloured floor. Alternatively make this the grown up room and the kids playroom near the front door. I also think that putting the sitting area around the corner in the extension makes it feel enclosed and a little tight because of its location. I think you have put too many stools at the island and in reality people rarely use more than 3. In my opinion better to have fewer comfortable seats that are spread out with room to eat. I also think you missed an opportunity to have a cupboard near the front door to hide coats, shoes and a vacuum cleaner. I think that if you want an extra shower it may be easier to put this off the bootroom- a bigger utility/ bootroom area may help later to keep sports equipment/ dogs/ ironing etc etc out of sight. There is a privacy argument to put it where you have but I suspect the wall you have moved to take a corner off the kitchen is a job that will require a steel.

Hello, Could I make a suggestion, for you to get help from anyone your drawing/plan needs to be amended You do not show doorways or access routes into your rooms from the hallway so that could be a start. Your conservatory is wasted space in view of your specific requirements and could be replaced with a more useable room ie study or second kitchen/utility. I am sure you will have thought about a master bedroom in your loft or your Architect will have! Is this not possible? I do agree with Emily on changing room uses which leads me on to your garage is it used as one or a hoarding area? Sometimes unfortunately families to outgrow their home, perhaps you should think about making some alterations to improve yours and see how you go before going to whole hog, spending large amount of money and out pricing your homes value in your area may not help you in the long run,the things you are looking for will be very disruptive for some time and I know to my cost you need reliable builders because they will become an integral part of your lives during the build changes. Why not view properties that can give you what you are looking for to start off with if you have not already done so as our famous duo in Love it or List would advise. I wish you well in the coming months, and not to put too finer point on it would suggest if you are going to stay start the work now. The cost of any building works and materials are rising rapidly and your budget may have to be re thought. Good luck! Maggie

Yeah, sorry my drawing isn't accurate, just my best attempt using some free software. The measurements on the rightmove advert say; Kitchen/Breakfast Room - 6.17 x 4.20 (20'2" x 13'9") Dining room - 6.28 x 3.62 (20'7" x 11'10") - not sure how this is slightly longer than the kitchen/breakfast room to be honest! There's a wall inbetween the two rooms which I'm looking to knock through. The 4.2m includes the utility space so i've estimated it at about 6m once the wall is gone and excluding that area. Does that make sense?

Hello, this is a very common layout in Victorian terraces. Is it really a semi? A solution would be to relocate the downstairs loo and utility room to the current dining room - sounds radical but this would also give you valuable storage space and a laundry station as well as keeping the loo away from the kitchen. The dining area could then be created at the end with the outlook you want, while functionality of the kitchen can be improved and united with the dining area with a peninsula unit between the two. This unit would have storage accessible from both sides. I've attached an image of the kind of thing I mean. This was created for layout purposes for another project so please don't take it too literally or focus too much on the 3D objects - it's the peninsula idea I'm trying to illustrate. To avoid having to struggle through the dining room to access the back garden with bin bags etc, a new back door could be created from the new utility room - there is already a window there.
