Bedroom/ study/dump room!!!

This is a small bedroom 2.5 x 2.5 with dormer window Looking for ideas on storage for clothes & books. Any suggestions will be welcome.

Or a laundry room if plumbing/ drainage possible ?

Already have a laundry room. I would really like to turn it into a nice study with proper storage for books and clothes!

Hi Elaine. I'd put a sofa bed on one short ŵall and the desk the other (ŵall to wall). I'd go for a floating desk in wood (similar to pic) and add filing cabinets beneath to hide clutter. perhaps add floating shelves ( painted in the ŵall colour) over the top to display art etc. instead of an office type chair get something a bit more bedroomy. I'm not sure what the requirements are for the photographic area but if the desk isn't big enough then consider a short "L" shape desk. Either add a floor lamp next to the sofa bed or consider a little scandi type wooden stool/table with a lamp on with art over the bed. I'd add a mirror and a couple of hooks on the door ŵall if there's room.

dressing room or larger 4th bedroom?

Hi Kathryn :) Estate agents would always go for 'more bedrooms' and we have recently worked on 2 projects where we converted rooms into smaller en-suites to make way for bedrooms. The thought of a dressing room is appealing but for me a larger bedroom more so. Sounds like you will have a lot of space downstairs which is where you will spend most of your time and having 4 large bedrooms, whilst still having an en-suite, can only add to this when and if the time comes to sell. How big would the en-suite be? It would also be a good idea to sketch it out and see how useable both new rooms will be and what you can comfortably fit in them. Jason :)

hi I have just completed a project with the same requirements, plus space to use for Yoga! This corner of the room acts as both storage for office and design essentials as well as a vanity for guests. I used a console table as a desk, which means that guests have some where for a kettle etc. I then used a sofa bed so that the room can be used when guests are not present. It is a study, working office etc. The end tables double as bedside tables for guests. It was important that the room was multifunctional, as space was of a premium and could not be given over to a permanent guest room. I have used an on-trend grey paint on the walls with a feature wall in silver and pink apple blossoms. The flooring is wood effect laminate planks - much easier to maintain for the purpose of the room. Any queries - just drop me a line. thanks Jill

So a dormer loft conversion costs the same as a side extension? It sounds like you'll be getting more space for the side extension for the same amount of money then. Have you had a look at other bungalows down your road or area that have had extensions vs no extensions and see what they have sold for, then you can see if it's worth it but who knows what the market will be like in a couple of years time. In terms of appealing to more when selling, people probably would prefer bedrooms upstairs but if bedrooms are larger and downstairs is huge it will be more attractive to buyers ( I think ) especially if there is a large family. Lots of new builds have a bedroom downstairs so it's not unusual plus families considering a bungalow won't be looking for the norm in terms of layout so 2 bedrooms downstairs is fine. You can also ask your estate agent that sold you the bungalow, get their thoughts on what is attractive to buyers, I'm sure they'll be helpful in case you'll use them in the future :-).

Are you prepared to take out the wooden unit or are you looking to update? It looks like it’s being used as a study at the moment will that continue to be the case? If you draw a simple plan with measurements showing placement of doors and windows it will help people advise you.

Would like a total update & would like to use it as a study/ spare bedroom. Here is a plan of the bedroom it is No 4 on the plan. Any inspiration greatly appreciated thanks.
