How large is the bed in the master bedroom? If it is a standard size double you may wish to consider reconfiguring to fit a superking bed. This could be achieved by reducing the height of the 'his dressing' cupboard (assuming you have no full-length garments), something which may make it easier to fit larger rooflights (if allowed). As minnie101 points out the existing floorplan gives you loads of storage but do you need it all? A more radical step could be to share the 'hers dressing' 50:50, have built-indrawers running along the top of the property (where 'his dressing' is), make the top right storage area smaller (or even eliminate), and have even larger windows/rooflights than One Plan suggested.

Hi Elaine. I'd put a sofa bed on one short ŵall and the desk the other (ŵall to wall). I'd go for a floating desk in wood (similar to pic) and add filing cabinets beneath to hide clutter. perhaps add floating shelves ( painted in the ŵall colour) over the top to display art etc. instead of an office type chair get something a bit more bedroomy. I'm not sure what the requirements are for the photographic area but if the desk isn't big enough then consider a short "L" shape desk. Either add a floor lamp next to the sofa bed or consider a little scandi type wooden stool/table with a lamp on with art over the bed. I'd add a mirror and a couple of hooks on the door ŵall if there's room.

Hi Kathryn :) Estate agents would always go for 'more bedrooms' and we have recently worked on 2 projects where we converted rooms into smaller en-suites to make way for bedrooms. The thought of a dressing room is appealing but for me a larger bedroom more so. Sounds like you will have a lot of space downstairs which is where you will spend most of your time and having 4 large bedrooms, whilst still having an en-suite, can only add to this when and if the time comes to sell. How big would the en-suite be? It would also be a good idea to sketch it out and see how useable both new rooms will be and what you can comfortably fit in them. Jason :)

I suggest having a look at floor plans on Rightmove-if you go to house prices (ie sold rather than for sale) for roads with similar houses you can see how lots of others have reconfigured the same house. We’ve been looking at terraces with our daughter and got to know the main Manchester terrace formats- I think many with similar to your format have the stairs going to a landing with bathroom and very small 3rd bed off, then stairs continue to the other two bedrooms. As regards resale, we saw one which had dropped the 3rd bed to get a larger bathroom, but it was £25k down on the 3bed houses! I don’t think the en suite adds value, unless it is part of a good quality loft conversion- bedroom space is more valuable with this size of house. I’d definitely try to get the bathroom upstairs. If this is a home you plan to sell in the medium term, you can gauge the value of the loft conversion from the Rightmove sold prices-where we’re looking a really good one can add a significant amount to the value.
