How large is the bed in the master bedroom? If it is a standard size double you may wish to consider reconfiguring to fit a superking bed. This could be achieved by reducing the height of the 'his dressing' cupboard (assuming you have no full-length garments), something which may make it easier to fit larger rooflights (if allowed). As minnie101 points out the existing floorplan gives you loads of storage but do you need it all? A more radical step could be to share the 'hers dressing' 50:50, have built-indrawers running along the top of the property (where 'his dressing' is), make the top right storage area smaller (or even eliminate), and have even larger windows/rooflights than One Plan suggested.

Hi OnePlan, many thanks for quick feedback. Valid points you made. The hallway to WC has a small cloakroom before you enter the WC. This is because I may not have enough space to put a door due to some structural elements and the clearing from front wall to stairs is just 36 inch. This is a southern aspect garden . I plan to put some sky lights/windows across the width of rear extension so yes its a valid point about evening sun affecting TV. Peninsula is also good option to give us more spaces. Let me work it and post back results. We could open a door to pantry/laundry room but then loose the wall to put stuff.

Hi Fikhan, it's a lovely property with lots of potential. Agree with the comments above that the greenbelt allocation will come with a number of planning sensitivities, but I don't think these should be overriding to achieve what you'd like as we've done a number of jobs in the greenbelt. See some examples here. I also noted that you considered at one point starting afresh, it may still be worth considering as (subject to circumstances) you could benefit from building VAT free if it's a complete new build.
