Help with ground floor layout please

A ground floor that has been extended a few times and ended up with a weird flow to downstairs and wasted space. Don't need any more rooms as such just need to use the wasted space (in particular the foyer bit). House is for a family of four with no more than £15k to spend on it. Any advice on how to change the layout gratefully received!! Thanks in advance for your help.

The front door is the one on a slant by the toilet. There is not a door from outside on the wall of the foyer as shown in this image.

So, its a good size room.

How is it currently furnished? As an actual room or just as a hallway? I can imagine if its not furnished as anything then it will just look like a waste of space.

You could easily use it as a living room or dining room?

One option would be to move the utility to the garage, have all your kitchen units down the wall from hall to back wall, then have a dining zone where your breakfast bar currently is and a family zone where your dining area is (with bifold doors). This would leave your lounge clutter free and be much cheaper than an extension. Depending on the size of your garden and budget i think i'd be more tempted to extend though...

Hello Assia, If I was you I'd definitely look at hiring an interior designer/architect even to help you with this project. It sounds fairly major and you are best off getting someone who can spend the time it needs helping you to achieve what you want. Houzz has loads of interior designers, you can check out their reviews, get an idea of pricing and look at their previous projects before you decide to contact them. Many interior designers actually offer a FOC first meeting, so even if that's all you decide to do it may be worth getting someone to come and look at the house etc. Hope this helps!

You need to put all the dimensions on for a real feel for the place. You would also need to instruct and architect and a structural engineer. A concept planner could really help to give you an idea of what's possible and open your eyes as to what changes could be made. I doubt you need to seat 22 on a daily basis, but you may be able to get two dining tables in on occasion. ( We keep another table and a set of chairs outside in a store room for such times ). We have one table that seats 8 all the time, then the other that we bring in which seats 6 more. It's a squeeze, but we manage. Thus I had a little shuffle about and came up with this as a 'concept idea'. Clearly specialists in their field will be able to help a lot more:-

Sorry- I don’t like your plan. In my opinion the space between the sink and hob is where the work happens so you are actually a bit tight for space. I think the door from the kitchen to the playroom is a massive fail- firstly you are inviting the kids to run past the cooking area, secondly is splits the kitchen and there are safety implication for having a walkway through the kitchen, I also think it makes your kitchen plan feel disjointed. I also think that if the children are young they won’t want to be in the playroom, they will want to be where you are. If you are worried about the playroom being dark this is easily sorted with better lighting and a pale coloured floor. Alternatively make this the grown up room and the kids playroom near the front door. I also think that putting the sitting area around the corner in the extension makes it feel enclosed and a little tight because of its location. I think you have put too many stools at the island and in reality people rarely use more than 3. In my opinion better to have fewer comfortable seats that are spread out with room to eat. I also think you missed an opportunity to have a cupboard near the front door to hide coats, shoes and a vacuum cleaner. I think that if you want an extra shower it may be easier to put this off the bootroom- a bigger utility/ bootroom area may help later to keep sports equipment/ dogs/ ironing etc etc out of sight. There is a privacy argument to put it where you have but I suspect the wall you have moved to take a corner off the kitchen is a job that will require a steel.

So we have just bought this house, and was empty when we viewed it. We wondered about opening up the wall between the kitchen and the foyer and having a dining table there is that a good idea?

How many floors does this have ? As it might be required to keep a safe route of from the states to the front door ... so opening up foyer to kitchen might compromise this ?!

There are lots of ways this house could be laid out. A design or concept planner would work with you to find a solution that works for you. This is what I might do.

Good Morning,

Plenty of potential there!

I agree that the space could be utilised better. Jonathan shows one great idea. I really recommend considering the natural light, wind, noise conditions, as well as creating a brief on exactly how you would like to live in the space first of all.

It may be preferable to have an open plan concept allowing the family to spend time together or a more cellular layout keeping warmth in and allowing for privacy and separation. Where possible it is useful to provide spaces to include your own character such as art, books or hobbies. Also research into the property and area can also provide guidance on what fits in terms of architecture.

Thanks johnathon for your plan, it looks like it flows a lot better, I really like it. My only concern is moving the kitchen as that is an expensive business, but agree it doesnt really work in the middle of the house. Have you moved the front door to the middle of the house on your plan? Re my original thoughts on opening up foyer to kitchen are probably not a good idea with the stairs then Oneplan person??
