Loft Conversion - Two Floor Bedroom

I've done a lot of googling but not found anything similar

We're doing a loft conversion on our 30's semi detached house. The stairs are going in what is currently a double bedroom.

The standard method seems to be to knock down the wall separating this bedroom to the landing to create a large open plan landing.

We're looking instead to keep the room and use it as the entrance to the bedroom i.e. have the fire door at the entrance to this room which then leads up to the loft bedroom. We can then use some of the available space for built in wardrobes which are difficult to fit into the loft. Effectively the bedroom will exist on two floors with the bottom floor having storage and potentially a vanity desk.

The benefits of this are extra storage and a surprise feature as you won't expect a loft conversion until you enter the room.

Anybody seen anything similar or know of any issues which we might face?

We used to have something similar - we’re in a Victorian terrace that had a very old attic conversion when we bought it. The stairs were off the middle bedroom - the landing wasn’t altered in any way. The door to the middle bedroom was taken off (architrave remained in tact) - you walked through this gap and turned immediately 90 degrees to go up the stairs (the stairs ran along the bedroom wall). A new doorway was built immediately in front of the old one to preserve the bedroom (you wouldn’t need that in your plan!) The bedroom is quite big, so still felt quite spacious. My sons bed (an Ikea mid height thing) used to go under the stairs quite comfortably.

A few years ago, we moved the stairs to come off the landing. The reason we did this was because the stairs off the bedroom effectively ran up the middle of the house - it meant that the attic conversion was two rooms. By moving the staircase to the landing and running them above the main staircase, we now have a large attic master bedroom and en-suite. It’s a much more usable space.

Thanks for the reply. It's good to know other people have done this. Don't suppose you have any photos. I'm struggling to picture it!

Lovely Nic - Thank you :) No - If you have a downstairs WC then you don't need a family bathroom in my opinion either. It's all about you and how *you* use your home. I think it essential to have a facility for the guests downstairs (toilet and basin) but the rest is personal areas to you so should reflect you and your needs - like the kids with the showers! Great that that's taken care of. I love the feature window for the fields. I hope the other one gets passed (on the right) but if not a mirror on that side would help reflect the window the other side and give you the same impression but allow any storage you may require.

You have big windows so I understand the instinct that dark colours will look good- However I think that in a space with lower ceilings you have to keep it light and paint the walls and ceiling the same colour so that the height of the ceiling is less noticeable. I also would be trying to find a lower bed than the previous owners. I suspect that part of the desire to have a deep colour is to warm up a space that currently feels like it has hard lines and with nothing in the room it probably feels a little clinical. You can however make a room feel softer and more cozy with pale colours by layering natural materials. So you could get blinds, natural wall coverings, a sumptuous rug, and linen soft furnishings for headboard and bedding.

Worked out for our room size it will likely cost us about £300 for a cheap laminate excluding underlay and fitting. Can fit most of it ourselves I guess to save money and just get our joiner to do the fiddly bits. We have about 22sqm - if I stuck with the painted floor option then what primer do you recommend ie to stop any knots from coming through. Just a standard knot block primer/sealer? Floor paint wise, any good ones that are durable or am I best having a quick drying floor paint with a top coat of polyurethane varnish on top to make it easier to wash/keep clean? White is a bit of a pain. Carpet does sound so easy and the fastest option but I hate browns and creams and bore d of pale grey so no idea what colour would work with every colour scheme. We also have allergies so worry about carpet being a dust attractor :/

It’s hard to describe - I’ve just taken a couple of photos (excuse the mess!) to try and explain!

The photo from the landing shows the middle bedroom door as it is now. When we had the stairs off here, it was exactly the same - apart from no door.

The photo with the door open shows the start of the bedroom. When the stairs were there, you used to turn immediately left to go up the stairs. The foirst but of the room effectively became a small square of additional landing. There was then a stud wall (that is now gone) that had the door into the bedroom. You can see a paler patch on the wooden skirting - that’s where the stud wall was.
Inside the bedroom the stairs were boxed in - with the stud wall. Underneath the stairs was open to the bedroom - so it kind of made a large triangle of space against the wall - and the bed tucked under nicely, which meant that the room didn’t lose much space.

Ignore my left and rights! When the stairs were there, you turned immediately right, not left!
