Hi C smith, You probably have enough space in that room to have a utility and office room (depending on how much office space you need!). I suggest making a list to work out exactly how much space you need for each and then dividing the space based on that proportion. Alenka, I think that's a great idea! You could even have sliding or folding doors over each side so that they can be covered up when not in use. So that you don't feel like you're working in a laundry room, or get muddy things near your paperwork! like this: Please let me know what you think? Hey Bas, Congratulations on your new home. I think it is really important to consider what do you actually need/want and go from there. I will ask you a few questions that might help to get you thinking. Do you need/want a large kitchen with island and plenty of space to cook? Or do you just need a very basic spec kitchen? Do you have people over and socialise a lot - do you need a dining table or are you not that bothered? What do you do to relax do you watch tv/read/listen to music/play music - then you will know you need a good sofa space if you watch tv or if you need a nice corner nook with plenty of space for books? Are you a muddy boots family or do you just need somewhere really simple to wash/dry your clothes? Do you work from home? with lots of storage space for papers or is it computer work and a simple desk would work just fine? Once you've gotten to the bottom of the space you need you can consider your budget, how much do you have to renovate can you afford to start knocking down all the internal walls and potentially extending or do you need to be smart with the space that you have. Before you set your heart on a wall hung vanity and toilet take a look at the frame required for the toilet as it is a considerable additional cost. The stud wall will also probably also need to be strengthened to take the weight of the wall hung vanity. I think I would consult a bathroom designer as there are so many factors to consider here. I would also start interviewing plumbers as some of them are very old school and might not have the relevant experience for what you are planning. A bathroom designer would have tradespeople to recommend. Think about lighting and flooring in addition to the layout. I am assuming the door is bottom left?
