I think the picture is a bit deceptive, most are rotten. Ideally we’re looking to replace them all and the doors

I would be guided by the date the house was built to give you an idea of the style of the windows. Was it once a farmhouse?

A nice hardwood. Remember to get them maintained every other year. Be prepared for the cost, they’re much more expensive than UPVC but look so much better.

Definitely chat with your planning department for advice, given that you are in a conservation area. Unlike for most houses, property in conservation areas do have a lot of restrictions and replacing doors and windows is usually one of these restricted types of work. But each conservation area is different with it's own guidelines. So you need to check this with your planning department and ask for a copy of the conservation area appraisal. You may also find it online, which might be quicker since most planning departments have been struggling this year especially and are notoriously difficult to speak with at the best of times.

Although the timber may look rotten it can often be possible to refurbish original timber windows. To upgrade them from a heat retaining point of view then you can possibly replace the glass with double glazed units, add brush strips etc, or add secondary glazing. If you do replace them with new then there are a lot of benefits from not having the split panes, if the conservation guidelines allow it which is not likely. It does change the look of the house to use bigger planes of glass, but it will perform better thermally and give you more unobstructed views and more light.

Sash windows perform badly thermally relative to other opening types so you could replace with lookalike sashes, again if conservation allows.

Before proceeding with anyone, I would recommend spending time looking into the company. Make sure they are FENSA registered, able to exactly replicate any detailing (such as the sash horns) and have experience working on similar properties. It is also worth asking if you can see examples of their previous work or where the windows are made, as this can help provide you with a good idea of the quality of the windows.

Also, depending which sections of the windows are rotten you may be able to just replace the moving parts of the window (the sashes) rather than replacing the whole window. It is worth bearing this in mind as it is often cheaper and it will minimise the disruption to your home.

As long as any required planning permission allows it, and the window frames are in a good condition, substantial and thick enough, you should be able to replace single glazed sashes with double glazed sashes.
