downstairs layout dilemma

Looking for some advice please... what's marked as dining room on this plan from the schedule will become snug type room. original plan was to remove the wall between what's marked as the lounge and kitchen to create an open plan kitchen diner separated by island BUT there is a fireplace exactly central to lounge and a chimney breast in the kitchen where arranged would be that's marked (badly!) in orange.... just wonder if that would look asymmetrical. now thinking, instead of knocking down wall have double doors, put a dining table in what's marked kitchen and use the space marked study/ hall as a long galley kitchen.... instead of utility... any ideas appreciated

I don’t know how it would work with plumbing but maybe put the snug in the kitchen and have the kitchen in the dining room and knock through to the lounge for a dining table and sofa?

could you make the cupboard in the hall the entrance rather than through the existing kitchen?

Preferably an architect local to you who can come and spend some time with you discussing and sketching your options as part of their service. Check that they are really an architect and registered with the ARB though, if you decide an architect is what you want. You don't have to get an architect to do a full architectural service - instead you can ask for a partial service and just for sketch designs and advice if the budget is too tight. However, I find that I frequently save my clients a lot more than my fee costs them and this is true for most good architects.

I think there's also something to consider. The drains.............having done a couple of these in my time............ The soil pipe runs from the bathroom down between the kitchen and dining room. If you enclose the whole space and go right to your boundary you will probably end up with the soil pipe indoors. I would suggest that you do not go the whole way across, and for two reasons. One the soil pipe could be moved a little. Two keeping daylight in the Dining Room is better as it may end up quite dark in there if you enclose it. I also wouldn't take away the downstairs loo. I don't think it's necessary, and I think the house will be of better value with it. So, I would do this, as it means you have room to re-route the soil pipe keeping it outside and having light in the Dining Room. The other thing you gain by doing this, is symmetry in the dining room. You are echoing the shape on the left ( the toilet ), by bringing the wall in on the right. It makes the dining area open plan, but still private.

I was thinking of 2 ideas for the position of your toilet... the green option is great as it’s out of the way, under the stairs but reduces the middle room and the toilet pipes are far... Or the blue option: reduces your kitchen, but great for the pipe just above. It depends on many things... Do you have children, in that case, they might need space to play/toys... Do you want 2 dinning areas? Ie: breakfast and middle room... I would personally change the window in the middle room, for a French door... and take the wall off as you mentioned. This would create a nice spacious dining room. I would use the breakfast room as a comfy snug to watch my garden grow while reading a book with a coffee!

I wonder which side is attached and what the upstairs layout is like. I'd be looking at a long term solution and the loo seems to be in the wrong place. Would it be possible to move it to under the stairs where there's storage (or is that a very used part of the family room?) If not would you be interested in rejigging your kitchen to put a larger loo where your kitchen sink is and access it from the hall? That would mean having to move the sink down to the other end of your kitchen and losing the front window.... In terms of the family room door alone, I'd look at taking a little bit of your sitting room into the hall, turn the bottom few stairs towards the front door to allow you to put a fab glazed door flush with the supporting wall.

Hi Claire, I would certainly consider moving the kitchen in to the lounge area and then open up the wall leading in to the dining room to make it a large open plan kitchen/diner which could even potentially fit a snug area in as well. You could fit a good size kitchen in here then with an island which will connect the two spaces together and will flow really well. And then you could use what you have currently got labelled as the kitchen as a separate lounge/snug space or move the office in to here to give you more room in the utility. As it looks like the office is part of the utility at the moment?

Hi Claire,

You have many options to work from.

What I would say is have you considered glass or even barn style doors separating any areas you would like open plan. They are a great way to make a room look whole but can also be closed for that cosy feeling!

The pictures below are in black metal but of course they can be in any colour or material that work with your style .
