Hi, It would be really useful to know which walls you can knock down and feel are awkward? In terms of utilising the space better are you open to considering moving the kitchen into the reception room to create an open plan kitchen living space? The reason I suggest is because adding a second bedroom will reduce the space of the bedroom as you will need to add a corridor. In addition what you have asked for in the bathroom will increase the footprint of the area. I would have suggested a bath tub/shower combined to save on space. As you want a separate bath and shower units this will take up more space, which can be done but you would have to extend the bathroom which is why I suggest moving the kitchen over to your reception room. It is really difficult to advise you in terms of costs as this is subjective to your building, structural considerations and the builder you use. I do believe you honestly need to get a professional architect involved who will carry out a survey and can advise exactly what can and can't be done in the space you have. Yes this will cost a bit of money, but you will get accurate answers than the Houzz forum! Knocking down walls and moving things around is a costly expense no matter how big the project. I thought you might be taking a punt on a “green” country! It will be great, bet you can’t wait, just need a change in weather! Well it sounds like a great place and location and very positive re the one down the road. Have you had a nose at it?! can your desk be used as a dressing table? If so, I’d add a mirror and maybe a drum stool. Maybe some velvet curtains, not sure if these are quite long enough? A jute rug for some texture, maybe just under one bed foot. I’d also dress the bed to make it more inviting. I have a few bouquets from Shida, they’re preserved so last for up to a year (although one of mine is older than that!), ideal for letting too, just need a blast from a hairdryer every now and again. What kind of budget do you have for the bedrooms and can look at lamps etc? One of my bug bears is not being able to dry your hair in front of a mirror (it’s amazing how many hotels etc do not consider doing makeup and hair properly!) and also lack of a full length mirror somewhere in the house. Make sure there’s easy access or extending leads for charging too!
