Recommendations for a surveyor

puchasing a fairly new (2015 build) semi detached house in nw8. Need recommendations for a surveyor that doesn’t cost an arm and a leg.

I'm a bit confused as to how many people live here - bedrooms suggest 6 - dining table suggests 8 - but soft seating only has room for 5 ?!? Anyway that's not answering your question - for simple electric update, a chat on site with your electrician and a copy of the plan you have should suffice. Think about where you want lamps and sockets for vacuuming and charging phones in addition to permanently plugged in appliances etc . It's not difficult - just be logical ! If your designer has priced up your project to include detailing the spec for builders you should let her. If not, and you want to go down the route of using the common sense of builders to build the walls in the right place and kitchen and bathroom company being able to draw plans and work with the builders, most are more than capable of doing so. You may even find one company who can provide kitchens, bathrooms and the build team to do the whole project ! You have done the structural thing - so sounds like you have the important parts covered. Comments made by some people about your designer being inexperienced sound possibly a bit harsh !? The shower door could be bi fold to avoid door clash. One last thing - a laundry room with shelving above appliances - opening with double doors into the hall space might work better for laundry area for a family home rather than just one door and a stack of appliances at the end - although I know that means talking to the structural guys again ! We had a 'planning consultant' he was about a fifth of the cost of the architect, as to be fair we knew exactly what we wanted, just needed to know how to get there. They say they offer:- Architectural plans for planning permission • Architectural plans for building regulations • Architectural plans for listed building consent • Sectional drawings of fenestration • Design and access statements • Justification statements • Landscaping plans We paid him for drawings, I think he employed a structural engineer for the steels calcs, we have 13 steels in the house now, as we took a lot of walls out and converted the loft (was a bungalow) Hope this helps, Julie

Many years ago I had a job where I saw plenty of reports. These particular observations were not standard comments on every report (some comments for example about drains used to be as they can’t inspect). My understanding is homebuyers is quite limited and is really only an extended look over a house. Basic valuation is a very quick look round to establish the price. Structural report involves pulling back carpet, maybe drilling in walls and a lot more involved. Not every seller will be happy for your surveyor to do these things to their home. By you choosing the homebuyers report makes me think you wanted more detailed information about the property condition. This is likely to be your most expensive purchase. If the surveyor has recommended strongly a structural engineer inspects the property I personally wouldn’t ignore this. Yes you could have surveyor go round and all be fine potentially wasting their fee or it could identify a problem potentially saving you thousands. In either case it would give you peace of mind about what you are actually buying.

I’m not a solicitor but I’d have thought they should have got probate organised before marketing the house. I’ve been executor and got everything organised before marketing and so it was really quick to complete as there was no chain. I don’t understand how you were expecting the keys and now they’re doing more searches. In your position I would ask your solicitor (not the estate agent- they represent the seller not you, so always be careful what you tell them) to establish exactly what is outstanding and then explain it to you with expected timescales- you can then assess whether you need to extend your mortgage offer. If it’s just minor things (eg executors often can’t answer standard conveyancing questions) then you can look at how important they are and alternatives (eg insurance policies can sometimes deal with missing documents). Check with the solicitor that he has everything on your side too (eg final mortgage documentation).
