engineered wood flooring

Hi, having a house Reno. Buider rec Oak Flooring Direct and they have been super helpful, however they want to fit engineers flooring down before the kitchen is fitted and also want door bars fitted. They state this is due to heavy items (kitchen island/units/doorframes) causing movement and potential remedial work would be required.

Can anyone advise.

I am not an expert but from our Buid Regs it states:

New Floor

Eng Oak Floor fixed to floor joists supported by battens

ventilated by sub floor

foundations to SE details

Polythene overlap

sand binding or compacted hardcore

On the old floor (some of the new floor is going in the original part of the house which isn't being extended) it states:

tiles adhesive uncoupling membrane

plywood floor fixed to floor joists supported on battens

If anyone can advise I'd be very grateful as kitchen man and flooring co cannot agree....

Hi Lucy, An engineered wood flooring can be fitted before or after the kitchen is installed. The best thing to be fitted after the flooring has been put down is the skirting, this is because you need an expansion gap to your walls and the skirting will then cover this, so you don't end up with added beading.

If the flooring is put down the kitchen can be fitted easily, though will need to be careful to put protection on the floor whilst moving the cabinets around.

If the flooring is fitted after the kitchen then the flooring will need to be cut around some elements though mainly can be cut up to the adjustable legs and the plinths then fitted afterwards. Also the kitchen fitter will need to allow for the thickness of the floor to finish at the correct height.

There is a limit to what you can do for them, providing they are a real wood veneer used on the top (and their made as a plywood / laminated style plank) you could probably sand or plain them down a bit but nothing is really going to stop the warping now. Sealing them after would help prevent it getting further in. could you not remove them and go back to the original floor?

Is the floor laid on original floorboards as well as the plywood? Just that I have my porcelain tiles laid on a plywood subfloor on top of the original floorboards and there is a tiny bit of bounce. It hasn’t caused any problems with the top later of tiles and they were laid 12 years ago.

I hadn't heard of either but just looked them up online. I prefer V4 as it looks more modern. Also consider how easy the company is to deal with in the event of a problem and who looks more professional? HB pattern in what material? Oak? There are many factors to consider including installation, price, lead times, maintenance etc. The appearance is only a part of it.
