Too Much Seating?

I've circled the various seating areas in out open plan living area. Seating area in family room, dining table in dining room, and also a window seat in the dining room. My wife also wants a breakfast bar at the island, I've questioned this from a practical point of view if we already have 3 seating areas to choose from within a few metres from each other. Will we actually use a tall breakfast bar stool with so many better option available and this bring the total of seating areas to 4 in the one room which I think is a bit excessive. So is including a breakfast bar in this plan too much? Do people who have a breakfast bar but multiple other seating areas in a room actually use the breakfast bar? 4 options in the one room seems excessive to me...

It’s a large room, it doesn’t seem excessive to me. They’re all for different functions? Dining table for eating, window seat for reading, sofas for tv, chatting etc and stools for talking whilst someone is cooking etc.

Having said that it can be dangerous having stools behind a hob

In the extension we're currently having built, we will also have lounge seating, a dining area and breakfast bar seating. The different seating areas are for different uses, so consider how you will use the space. In my situation, I envisage the living room seating (sofas) to be for relaxing, the dining chairs for eating together as a family (which we do every evening and often lunchtimes too), and the breakfast bar will be for my (teenaged) children to eat breakfast and snacks. Which they do every 5 minutes because they're teenagers... Your window seat is a lovely addition and I imagine it would be used for solitary reading/drinking a coffee etc.

You don't say whether you have children/what ages they are, but I think breakfast bar seating is a good idea at any age as it means you can get on with things in the kitchen but still chat with them/supervise homework/give them snacks or whatever. Plus I'm looking forward to chatting with friends (when we're allowed again!) while I cook. I'd rather they have somewhere to perch than have to stand up around the island.

Lots of people don't have seating at their island and that's fine too, but it really all comes down to how you like to live (or how you envisage you will live after the work is done). I know for sure that my kids would wander over to the sofa with their snacks as it doesn't feel right to them to sit at a dining table on their own for a snack - and I'd rather keep their crumbs and sticky fingers in the kitchen area!

Hi Stefka, The bathroom is coming along nicely. Is the bath panel a match to the sink base? What material is the floor, vinyl or wood? If it's wood and you're not happy with the colour, have you considered either bleaching it, then colour washing it to a similar colour to the tiles around the bath or staining it darker? (Going darker will make the bathroom seem smaller.) To keep the textures and colours as simple as possible, paint the plaster walls a colour that is 2-3 shades lighter than the square wall tiles. A different colour will chop the room up more. A big mirror over the sink ledge, wall to wall, will make a huge difference to the feel of the room. It will reflect light all around and visually double the space. Colour can be added through towels and accessories like special bottles for oils and lotions. Your tiles look to be a pinky beige so look at neutrals or pale turquoise. Plastic shutters can be wiped down with ammonia and water in the course of cleaning the bathroom and allow access to the window for cleaning and ventilation.

Hi Martin, it wasn't full wrap-around. We extended 6sqm into the side, and then just added 0.6m to the entire length at the back. We retain one of the side walls to try to save money. However, in the end we went with someone recommended by a friend and it was a disaster as he under-quoted to get the job. In the end we spent nearly £65 including £3.5K on higher-spec flooring and £16K on a higher-spec kitchen. So, doing the maths, I'd say £47K was about right for the rest of the work minus kitchen and flooring. Hope that helps!

Great apartment. I would agree with the previous comment about getting an interior designer on board, preferably one whom will pass on their trade discounts! I also agree with other comments re zoning, scale etc. I'd also decide what you want to do with the kitchen before looking at the rest of the room as it's a little awkward. I don't know if it would be possible to get a flue in the roof for a suspended log burner? Alternatively which I prefer (but would get a render done first!) is to have a double sided bioethanol fireplace finished in a polished plaster to add texture. I'm not sure what the 5 doors/panels are but could they be covered in a leather/shagreen leather again for texture and interest. You're lacking walls to add art so you could look at suspending double sided art from the ceiling (last pic just to give an idea!) or add sculptures on plinth/s or an art rug (if in budget Knots rugs do some fantastic ones). I'd also look at adding pendant lights. I'd also go for the same style blinds to what they have in place now. If you add lots of textures elsewhere then curtains aren't really needed and I'm not sure they'd enhance such a great feature. Perhaps look into solar window film to make the light more bearable and prevent fading? Does the balcony wrap around as potted plants would also add privacy?

Definitely swop the dining and living room and open up between the kitchen and dining room to create one larger more open area, which would probably be used more than a separate dining room tucked away at the side through the living room. However, if the dining room is not utilised much - perhaps double that up as a study otherwise the house interior will not feel as if you have added any space, just a series of small rooms. If the small study remains at the front, with a window - maybe you would not need a sky light especially if you are looking at a computer screen in there - I also think that a glass roof over a corridor would be adding ££££ to the building costs. To create more space where it is tight - consider pocket doors rather than conventional opening doors.

Go for it....we have children and there's always need for an different seating areas to match the mood...
