Thanks, its stone up to waist hight then glazed on 3 sides and currently poly roof.

It has underfloor heating and electric heater but we never run them as it never makes enough impact to warrant the extortionate pence per hour

The glazing company said they would insulate the floor as well as the roof but think we would need velux windows as the room it goes on to (dinning room) has no windows so concerned of the light impact by going solid roof

I imagine the dinning room is already dark? Adding a solid roof will definitely make it a lot darker. Veluxs may help but it will be much darker than it is now.

The best option would be to merge the two rooms fully by removing the dividing wall and adding a real extension.

I'm not a fan of conservatories. They just don't work in this country. They are only usable for a few months a year and for the remainder of the time they just block light from the house.

I’m considering a conservatory or extension at the moment and have been leaning towards conservatory because of the cost. It seems like if you pay extra for the brick and fancy glass roof with all the thermal wotsits it makes the conservatory useable all year round? (Glass that makes it cooler in summer and warmer in winter?) I’ve also seen people using curtains and blinds to make it warmer / cosier in winter…

I had an architect round last week to talk through the options and he explained a conservatory is pretty much a sticking plaster on the issue and would never give us completely what we want for the space I.e. with proper central heating and part of the house.

He thought a conservatory would be about £15/16k and and extension about £25k as the current conservatory already has the foundations the extension could use

We also discussed the added value, as we already have a (useless) conservatory upgrading it would add minimal value however he thought making it fully building reg compliant and able to advertise as an additional reception room would mean we would break even on the cost with the value it would add.

Builders are booked up until next June so thinking we will go ahead with the extension in the next 12-18 months so plenty of time to save up
