I do like the OnePlan en-suite option but it would be very, very small for an en-suite and I'd have to dig up the floor to add another toilet, all of which can be avoided if I just leave the downstairs bathroom as it is....I have guests who stay regularly and no one has complained yet. I think this would be an unnecessary expense, love to do it but must be mindful of my budget. I definitely agree that it would be less annoying and more private for my guests to access the bathroom and their bedroom off of the hallway and not the living/dining room, so I shall try and come up with something else for coat storage. kikiamack Unfortunately there is not enough space even when making the double doors into a single to squeeze coat storage into the corner :(

Hi rinq, the porch bit is a flat roof single storey addition outside the original external wall. the wall between the kitchen and lounge I think will be load bearing so need a steel to support and getting rid of the wall/internal window between the porch and dining room will definitely need a steel as that was the original external wall. Hope that makes sense?

You need to consider lots of things when designing overall floor layouts - walkway space, where the sun comes in from, how many inhabitants live here and how many likely guests etc - your kitchen dining for example doesn’t look to have enough walkway space around it and looks too small for six as you’d be overlapping plate space etc etc For projects like this, if you plan to live here some time, it’s worth booking a pro ( like a concept planner ) to either check things through with you, ie working with you to get things right - taking on board all of the info available and coming up with a viable safe design. If this is just a house flip then what ever you do will probably be redone by new owners anyway, so not so important !

Hi Coopz, I feel your frustration. There are so many options and so many directions this could go. It is completely natural you are struggling with a layout. We as trained architectural designers often struggle with the layouts. It is not your job to come up with a solution. It is a task of your hired professional. Focus on identifying your pain points. Make a list of what works and what doesn't. Think about how you use the space and where it is serving you well and where it is not. This should not be a copy and paste job but a good tailored design that satisfy needs of your family for now and considers your needs in the future. You will need to hire professional to solve these problems. Hiring an architectural designer with specialist skills may sound like and extravagance, but we have the vital knowledge and information required to assess the space you live in and maximise the potential of your home. With the right person, you will get out a lot more than you pay for in fees. They will add tones of value and they will also help you to allocate budget correctly.
