Ground floor layout ideas

Hello again,

i cant find my posts on here from a couple of months ago. ive changed my mind and going to knock through the kitchen and dining room. my question is should i move the toilet the garage which is beingg converted to a utility room to make tbe kitchen bigger, and not have two doors between the kitchen and utility room? i want french doors to the garden from the dining room, and considering a set od double doors to the living room. what are peoples thiughts?

Neat solution Jonathan, to have the wc and utility off a rear hallway away from living/dining and cooking

I do like the OnePlan en-suite option but it would be very, very small for an en-suite and I'd have to dig up the floor to add another toilet, all of which can be avoided if I just leave the downstairs bathroom as it is....I have guests who stay regularly and no one has complained yet. I think this would be an unnecessary expense, love to do it but must be mindful of my budget. I definitely agree that it would be less annoying and more private for my guests to access the bathroom and their bedroom off of the hallway and not the living/dining room, so I shall try and come up with something else for coat storage. kikiamack Unfortunately there is not enough space even when making the double doors into a single to squeeze coat storage into the corner :(

Hi David, see an alternative below- the yellow L shaped kitchen worktop provides good amount of space with sink facing the garden and hob against the perpendicular wall, the grey bit is floor to wall cabinet with fridge freezer. The wonky rectangle is dining table (all red bits are windows) and a downstairs water closet. The garage doors lead up to a small storage area where you can house your wheelie bins and other stuff that require easy access to the outside. Getting rid of the doors while you enter the living room may open up the area a bit more if that’s possible. Clean simple layouts always make a space more flexible in the long term. Hi Sulliv. I would suggest using the footprint of the current conservatory which saves on ground work and building costs but still removing the supporting walls, removing bathroom and toilets and make the kitchen within the space. I would put the WC/laundry/storage in the back of the garage with access either through your current sitting-room or by creating an enclosed alley (likely more expensive and would take some useful space from the kitchen) as in last photo. Either way I would create an opening/door to that sitting room from the kitchen. I would keep intact the dark room as it might come in handy one day and can currently be used for storage. I have attached some pics. It's nothing about decor, just space arrangement. Also you might want to put some skylights in the regig conservatory space to help with light and to save on costs, French doors are cheaper than the modern types of glass opening walls. Good luck.

If you made outer wall then its okay to build window on the side, your neighbor privacy will be maintained and you can get the sunlight needed, I would advise to move the garage to the front so it can be accessible for a car from the main road, you can still have direct path to the garden from the front if you move the enterance to the right and just put a fence, if it were me here's the layout i will do, it'll give more space for closet, bigger bath, utility room, and additional storage unit, so basically move the wall to the left and focus buildng that side, the previous garage will become the new master bedroom with en-suite

Argh jonathon! youve thrown a massive spanner into the works (i think is the phrase!) i love your idea of creating a rear hall. i love that whole layout youve created. im desperate for utility space to get the bloody noisy annoying washing machine out the kitchen (the dryer is already in the garage-the garage is currently a dumping ground with a random dryer and freezer dumped in there), and to have space to bring the dog in and clean her up when shes wet and muddy from a walk (which is 80% of the year in this country). im trying to find negatives in your layout idea over mine, and the only one is that its a bit further to go and make a cup of tea 😂
