Thank you, i had the idea of opening up a second door too but was not sure if it was possible structurally. We will also extend to meet the shower room.

Also i would like an access to the toilet that doesnt require having to go through the clinic in case im with a patient and someone else needs the loo they have to wait till im finished with my patient!

Sorry Ellie, I’m having problems loading a plan.

I wondered if you had two loos, one under the stairs by creating a corridor ( ie making the current dining room narrower) and the other at the back of the garage by closing the current kitchen access off. The idea of a ‘secret‘ door to the right of the fireplace would be good, if in budget.

I would then make the kitchen area, where you currently have your sink, a utility/pantry freeing up the rest of the kitchen and extension for your kitchen/dining/living room.

A suggestion for this area is to keep the kitchen where it is on the far right wall tappering into a study area and have a peninsula island coming down from the dining room chimney wall. The table in the corner by the stair wall and a sofa/tv in the lefthand corner.

Hi EllieH. What is the minimum space you require for your 'treatment / clinic' ? A pair of chairs for talk therapy?, raised seat for pedicures?, massage table?, something else entirely? I assume most of these would prioritize private over natural light? I'd work  that out first, using as far back into the garage as necessary, small loo in front and separate door and waiting area (one chair beside a window, small table for forms) where your current garage door is. The rest of your private house layout will be clearer then.

Tab the garage is already the minium size i need for my practice as i have a massage couch and a desk and storage. The natural light will come from the door and window in the street side as it is south facing…
