Hi Gus, I suspect you will need a ground worker / builder to dig down one of the external walls that the extension is proposed to be built off to expose the foundations right down to their underside then get a structural engineer to visit and evaluate the foundations. it will be down to the structural engineer to determine the adequacy of the foundations then you will be able to make an informed decision? Exactly how for down do you propose to excavate to form the new floor level?

We're going back to him today to put the pressure on.  Rising cost of materials has already added 6k to the original estimate and we have to accept that.  Builder only included cost of normal 1m footings so there's an increase in cost whether we dig or switch to piling but we think digging would be cheaper...  issue is he doesn't seem keen but we don't want to lose him or change builder as we have worked with him before and he is fabulous above ground.  We're going to ask if he would be willing to sub contract the groundwork.  I fear the delay here will cause him to swap jobs around and we may end up having to wait until spring when we're within 2 weeks of the proposed start date!
