Renovating Design Dilemma Living Rooms

Design ideas for small flat requested!

Hi folks, we've just bought our first flat and we'd love to get your ideas on the layout and room arrangements. There are certainly some quirks with the place and some areas that we don't yet know what to do with. Any help or suggestions, small or large, very much appreciated!

Open questions so far:

- Knock down wall between kitchen and living room.

There are two options here, depicted below - concern is the bathroom coming straight off of the living room/ kitchen space?

- What to do in the bottom left bedroom with the fireplace frame (can't be removed for structural reasons)?

- Can the kitchen space be used more optimally?

- How to arrange the living room?

Personally I think it’s odd to have a small living space but big bedroom and for that reason I would swap them over.

I think it would also have the added benefit of improving privacy for the bedroom

I'm not sure what is important to you but would you consider having a big kitchen diner?

If so, I would knock through from the kitchen into the reception room to give you more kitchen space and a lovely social area, and then for your living room space, I would use the upstairs reception room. Somewhere you can retreat to!

If you're worried that your bedrooms will be too close to the main room and if you don't feel that you would have many people over to enjoy your outside terrace then you could make the upstairs reception room your master bedroom, and the top left bedroom your living room as it is on the same level as the kitchen/diner. Then ultimately the bottom left bedroom could be made into a stunning guest bedroom and make use of the fireplace alcove by using it as a boarder for a large piece of artwork opposite the bed (If that's what you'd like)

Hi, the flat has two bedrooms, the bathroom is in the corridor, than there is entrance door, and then a small closet with a toliet - so no chance to enlarge it. There might be an option to install a second toilet as part of one room, but this would need approval from freeholder. I don't have a floor plan, unfortunately. I'd look at changing both the sink and the bath as they are quite old.

There is a lot to consider with this type of question that its not really an answer someone can just give you like that. As an interior designer we take so much into account that everything is priced on an individual basis. A few of those questions for example are .. What standard of finish do you want? What's your budget? What are your tastes? What feeling do you want the space to have? Who will be using the room and when will they be using it? is the property for resale? ..the list goes on. Hi. Do you mean the room that is called utility but has a bed in it in the plan? Do you know if the walls to the utility and kitchen are structural or not? It looks like the kitchen is a bit dark and gloomy too, is that an issue for you? I guess the simplest thing to introduce some light to the utility would be to punch a window through into the living space to mirror the kitchen however I think a bigger redesign could improve the kitchen space too if those walls are removable. Do you really need the third bathroom for guests or is that overkill, it might seem crazy to take a toilet out but in a small flat on one level it seems a bit unnecessary. I would be interested to hear your answers
