Thanks, folks - all your input is much appreciated! jprzym, yes, we'll definitely need some cosy rugs - I like the idea of hard (i.e. washable) flooring, but think I'd definitely need the visual warmth of at least one largish rug in living area and one in dining. (don't want to have too many small ones, for potential trip hazard) Naturally Inspired Flooring, thanks for confirming suitability of engineered wood - can you also confirm that it'd be OK with underfloor heating? I've seen mixed messages about this? I'm definitely coming round to idea of mixed materials, have now seen a few examples online which look really good.

Depending on light/views plumbing etc... but I would want to do something like this. Keep the stairs at the front as it's so much more practical. Knock through and have a large kitchen diner at the back (remove stairs). Have the master with en suite at the back without staircase, then move the bedrooms plus make a bathroom upstairs too. I'd add a small utility and WC somewhere in the kitchen diner space too! Sounds like it's going to be a very tricky but amazing space if you get it right :) Is it a barn conversion? It would definitely be worth working with a good architect or designer/concept planner at an early stage to make sure you do! Good luck

That's interesting colourhappy - we did omit the aqua tiles and put just the taupe with blanco (which has some grey tones in the variations) but it looked a little bland which is why we thought the aqua might liven it up but now I'm thinking you are right and they are too cool for the flagstones.
