Hello @The Picture House. Thank you! Just to touch on your point, I don't agree at all really. I think most people want to envision the property with themselves living in it, how they want to see the home. When I talked about what I look for, it was from a personal viewpoint. I don't need to see anything added to see if the place is worth something. (Not financial) I'm talking structural and aesthetics. The "bones" of the place, if you like. Also potential has nothing to do with clean, tidy, or adding a few objects, just reading your pointers. Potential isn't styling, it has to do with architectural details and the capacity for renovation or restructuring. If that is what is sought. For that you need an eye for these details and there are a lot of people who are very clued up and interested in this area. Talking from experience that is. I think the problem with selling, is knowing your market and who you're selling to. Knowing your property and how to market it (at the time) to its fullest potential. Marketing your property for who you want to sell it to. So whoever it is can see what they can add- if at all! However, what a client is looking for from their purchase will largely dictate the type of property they seek. Interestingly some "interior designed" property renovated for sale are some of the worst examples of boring,bland and unimaginative. I would argue the use of the term "Interior designed" It comes down to style and taste which is diverse and individual. Displaying the architectural elements to their fullest. In short, it takes.. As Man About The House has stated, you can make it a condition of the sale that the work is carried out before exchange/completion or arrange with the Seller for you to have a couple of builders specialising in structural repairs go to the property to give you quotes so you know how much the work will be. Only then can you negotiate a price reduction if you wish to continue. Without a builder/structural engineer seeing the work and what is involved they cannot give you an idea of cost. You could also arrange to speak with the neighbour to see if they are aware of the problem once you have spoken with the builders and decided whether it is worth moving forward. If the damage is to the whole of the party wall (shared wall) then the cost should be shared between the two owners. If damage is only to one side then that owners will bear the cost. A Party Wall Notice is served on the the adjacent homeowner/Landlord to start the process but this can only be done by the owners of the adjacent properties or by their appointed representatives (eg Surveyor or builder if this is part of their remit). Note though that there is also the possibility that the work can be carried out under a buildings insurance claim by the current owner. If that's the case then the insurance company will investigate why the wall started to lean (was it subsidence or whatever), deal with any party wall notices and agreements and carry out the work. Any insurance work would have to be declared to your insurers when you arrange for your buildings insurance cover to be put in place. I have had subsidence work carried out to my rear extension which was causing cracks to the internal brickwork and causing the whole extension to lean. Everything was covered by insurance including tying my wall to the neighbours and replacement of the drain which was causing the subsidence. Hopefully that all makes sense.

@Beano We were first in the door and made an asking price offer as apparently (and believably) there were lots of waiting viewers and the comparables suggested the asking price is ok. The sellers form disclosed the insurance claim and we asked for significant extra information. We have about 70 pages of surveys and claims quotes so feel informed..... but ultimately we offered the top price and have since found out the house had problems so are undecided how to view it.... hence the post on Houzz. On the one hand the house has had significant money spent on it. On the other hand a lot of the money spent was wallpapering the entire house..... I always intended to strip it all off but I’m left concerned about what is underneath and I’m concerned about unforeseen costs and I’m irrationally concerned about future movements even though the cause of the problem has been removed. So I have already decided I want to renegotiate the price, I have a figure in mind and so I’m sense checking that figure. TBH the poll so far has been very illuminating- it seems people think a large price reduction is needed to offset perceived risk now. I suspect that if we sold the house in 3 years and at that time there is no evidence of further movement there wouldn’t be the same perceived risk but we would still have to disclose it.
