Loft conversion advice...

Hello everyone,

Would be extremely grateful for any ideas/ advice you might have. We are looking at buying a house which has a loft conversion done already, however we want to be able to add in an en-suite and not sure if it would be too cramped. The stairs up to the loft conversion are quite steep - not sure if they can be put somewhere else? As you can probably tell, complete novice when it comes to this. We don't really want the house if we can't add an ensuite in as just don't think we would make use of the upstairs room if it doesn't have a bathroom. Floor plans below and current picture of it...

Are you able to add (or make bigger) a dormer on the back? I have a similar house and when we bought it the attic had a very small dormer. We remodelled and pushed the dormer out. It has given us a really decent sized bedroom (roughly 6.5m long from front to back) and about 5m wide. This gave us the space to add an en-suite too. We did this over 10 years ago now, and it wasn’t cheap - it was almost the price of a whole new loft conversion because it had to be brought up to the standards of the building regs at the time. However all these years later, I still love my bedroom!

Thanks Sarah. Yes I think it does need extending ideally it's just so expensive so we were trying to get creative on ways that we could fit both a double bed and en-suite without the costs of extending the dormer. good to hear that you don't regret it! Thank you

Hi firstly many many years ago certain local authorities would require permission for hip to gables and others wouldn't . I personally took it upon myself to make it a level playing field and ideally make it permitted development (pd) . Many letters ( no emails then ) and phone calls later someone saw the light and they made it pd . Unless the hip directly over looks a highway or your in a conservation area ? to answer your main quirery. besides that I can't see why your loft is not possible and very rarely do we have to take a full bedroom to get the stairs up there. I think I'd have to see the right move listing to get a better feel for you description of different levels . Hard to get a feel but this is one of my last hip to gables. Personally I think you need to check the planners view on making the existing loft bigger with either dormers or changing the hipped roof. If budget is an issue I suspect you won’t find moving the stairs to the loft cost effective. But you can likely make the landing lighter by addition a velux at the very top of the stairs. To gain additional accommodation the loft seems like the most cost effective solution but you could also extend over the sun terrace.

You've got some tricky dimensions to work with there. So before you go ahead with a design, you may wish to contact one of the Concept planner's on here, who will help you see where to put things, work out the walk room needed around objects and help iron out the flaws before you build. Karen at OnePlan comes highly recommended on here. There are a few points to look out for as I see it. The width that you have left over from Bathroom wall to outside wall of 2887 isn't that long. A bog standard king size bed is usually just over 200cm with the covers and may be more. That wall also, isn't particularly wide, therefore, if you wanted bedside tables, it could be tricky to use that space. So, putting the bed on the back wall, which will probably look nicest has other problems. Easier to show in diagrams ( hopefully ). I can't see how big the nib is at the top where i've put a couple of Chests of Drawers . I know we couldn't manage without them. I feel the large window is too big, and if you're going to put wardrobes on that wall, then you need to make sure the window isn't to large and that you leave a big enough gap either side for not just the wardrobes, but also for any window coverings. You don't want to be pushing curtains in to wardrobe doors and not having enough room for poles. I'd make the bathroom a little smaller to get better walk room in the bedroom. Unfortunately, Architects rarely think about furniture placement, I personally think it's paramount in considering the sizes of walls, windows and how to live in a space. However, i've done many a build in my time, so I know the pitfalls. Concept planners will help you with all of these problems.
