Your options would depend on your budget. If you wish to add a second floor above the existing extension then you would need to check the foundations are suitable first. If they are not, then it's an additional cost to rectify this before the cost of internal structural changes upstairs, as well a build costs.

Again, budget would play a big role in internal layout options.

If you could live with a smaller bathroom then it would be possible to increase 1 or 2 of the bedroom sizes, slightly, but the structural implications could mean this costs a lot more than anticipated.

Or, have you considered a loft extension? This may be cheaper than adding a second floor above the extension, considering foundation upgrades and moving internal walls etc.

Thanks so much! We have a loft conversion done by the previous owners but it has those pull down steps. I don't know how we could make this more permanent with proper stairs being put in. What kind of person would I need to get to get round to understand these options? Is it an architect?

That may be a more feasible and cheaper option.

I would suggest contacting a builder first, they can give you an idea of what is needed to make it possible and liaise with a structural engineer (if required) etc.

You don't necessarily need planning for that change but it would depend on the planning already obtained (if any) by the previous owners.

Wanted some daylight on the upstairs landing, so imagine a dresser with linen/towels in front of the window. Bedroom on bottom right thus slightly smaller. Shower had to go, to place stairs to attic. Dormer on top floor to create landing, which goes master bedroom and showerroom.
