Nicely drawn bookworm and Jonathan, very nice! I like the idea of less rooms and division. If there is room spatially your plan could be nice, as a consideration re the ratio of beds to loo/bath/shower rooms could indeed increase. With the idea of two more rooms upstairs and another bathroom. Possibly keeping the downstairs as a closet/shower/loo. I also like your walk in utility which would be gr8 as a larder with ff next to it at the start of the galley run.. Gr8 ideas Jonathan and Bookworm which of course takes in to account what I said about planning the whole project so it's done once, even phased works are planned as a complete job. Given the awkward proximity of current bathroom, it's probably inevitable that it would have to move. It's not impossible but if it allows for optimum design spatially then it's worth doing and relocation can be duplicated on the floor above to benefit. :))

Hi Minerva, I think your house has lots of potential. I really like the large entrance area but I also think moving the WC there would be a better use of space. I would take out the existing wc and replace that area with glazed double doors that will give you sight lines from the front door all the way to the back garden. I imagine your current dining room and kitchen are very dark and I notice you have the lights on during the day. The remedy for this would be to remove the load bearing wall between the two areas to create a spacious open plan area. I would move the kitchen to the back and add an island with bar stool seating. I would also have the living area at the back with direct access to the garden and remove much of the rear wall and replace with glazed bi fold doors. I would expand the under stairs storage to create a utility room and consider keeping the fireplace with a fire (gas or electric) as a feature of the dining space. I would also replace what is currently the kitchen door with a window seat and replace a section of the fence facing it with a vertical garden. I think this design would give you a four great open plan spaces dining, kitchen, living and window seat/reading nook. Overall giving you a spacious, light filled house with great sight lines throughout. Window seat inspiration:

Thanks Jonathan - like the look of this although forgot to mention that the property is Semi-detached so no windows available on the right side so would need to open the garage up in its entirety to achieve this (would give a big study/family area though!)

Thanks Black and Milk. I'm not fully against it, but I'm not a big fan of bedrooms being at the front of the flat if that's what you're thinking. The street isn't super loud but not super quiet either. I am also keen to keep the living room separate from the kitchen so don't want to go too open plan. However would love to hear your ideas! I've read somewhere that due to building regulations you can't have a bedroom leading off a kitchen which I'd be concerned about knocking that wall through. Below is what I was thinking as an option, however not sure if it's possible.
