So I think your starting point should be total house budget, then you should consider what you have to purchase (such as carpets, wardrobes and bathrooms) and then you will have a budget for building work, this will inform how big you can build and then you need to think about what you would like the house to have. Personally I think this is a great house that needs a better connection with the garden on the side, a more impressive kitchen and since two of you are sharing the smallest room in the house to work from home I think you need a better study.

I think I would relegate the current dining room as a snug or cinema room and concentrate all your living kitchen, etc on the right hand side. The cooker could always be on the same run as the sink as long as the gap between them is the recommended minimum. I think I would get a quote to take the wall out and then see what is left in the budget to do other work. You could also speak to an electrician and see what is involved in relocating the cooker and the associated costs. It always seems so simple just to "take out a wall" but the items on that wall now need to be relocated.

Hello Robin, This is my layour idea for your lounge: It's just a quick mock-up but it gives you an idea how the furniture could be placed in this space. I placed the table next to the kitchen with a corner sofa in the middle of the space facing TV unit (pale green). In the bottom of the room next to the stove I have put a smaller sofa nnd an armchair to create a second seating area. This could be the play area. I hate my conservatory and want to renovate it into a full room. I'm thinking if I am going to do that I should take the opportunity to do a full height extension but there isn't a huge benefit to having a bigger bedroom as my kids are young and so their rooms are big enough and we use it as a dressing room. That got me thinking the downstairs isnt a great layout overall so looking for suggestions. Money is no object with the caveat that any spent would need to at least add value to the house even if not fully recovered. Garage is just storage, not used for cars, utility and cupboard are just washing machine/litter box/dryer.
