First stop Architect if starting from scratch. If you have renovated/extended before than an experienced builder would be able to give you advice. Interior designer not required at this stage. Either the Architect or builder will be able to give you an idea of cost which depends on the specification etc. Don't forget fees for party wall surveyor if required and planning applications. Is it a semi or terrace?

It depends totally on where you are. I would approach a couple of local architectural companies and have a quick chat with each. You just want an overview as you have not bought the house yet. I'm not sure what initial fee they would ask for an informal chat? Ask around about local builders too and see if ayone else has extended or changed the layout the way you intend.

Please also post photos of the exterior (and plot from above) and have any neighbours extended upwards? As a 60k budget is not fantastic if the kitchen and bathroom need makeovers as well (do they?).

You can’t make this house big enough with £60000 so you should buy something else that is big enough.

Ground floor would be rather tight, but it could work. No structural changes on the existing floors. Loft and staircase are priority. Kitchen and bathroom could be done later on, if the current ones are usable.

Side, porch and loft . Bathroom is on for now. Kitchen is only few cupboards installed . Would probably need new kitchen

I'm in the Netherlands, but over here this kitchen would cost BP.2900 (units, worktop, everything) plus BP.2400 when including ALL appliances. I have an ikea kitchen myself and the quality is ok, it does require quite some time to assemble, but if you're willing to DIY that part, all you need is an electrician to update sockets and such and a kitchen fitter to place the thing (and depending on the finishes, someone to do the splashback).

If i may believe these guys, a simple loft conversion with dormer could be achieved within BP.40k, so if the location and garden are what make the house attractive, there still is hope!

£40000 will convert a loft but it’s not enough to also add a dormer or a side gable. Loft conversions do also require you to have sufficient head height and before getting carried away you should also check the house is traditional build as a timber framed house likely won’t be strong enough to support an additional floor without significant and costly preparation work. I stand by my earlier advice to move on to another house.
