Layout issues in new house purchase

Hi there,

just buying a house. We love the location but the keayout isn’t working for us. Would love to open up the living area to create a larger live/dine space but there is an open staircase. I don’t want an open staircase in the living area due to noise and heat loss. Any ideas of how to re-jig the layout would be greatfully received! Happy to consider extending to get round this.

The main entrance is via the rear hallway.

To create a larger, more functional live/dining space while addressing the open staircase issue, consider enclosing the staircase with glass panels to maintain an open feel while reducing noise and heat loss. You could merge the existing "Living Room" and "Lounge" into one expansive open-plan area by removing the dividing wall. For additional space, think about extending at the rear where the conservatory is located, potentially relocating the kitchen to this new extension. This would allow the current kitchen area to be integrated into the new open living space, utilising the rear hallway entrance effectively.

Hi ! Thanks for the shout Boundsgreener ! I've had a look at this ... My first reaction was to add another pole to balance it up - tried that - wasn't that much of an improvement ! So thought I'd try this instead - opens the room up somewhat - leaves a children's play area with plenty of storage - but can be part of the room too ( ok it means tidying up rather than shutting the door - sorry !) but think this could work ? Island worktop in composite will best hide the seems around the support column ... If you buy an extending table there will be plenty of room for big family dinners too ! I'm going to get a bad name on here for being the voice of doom...........I just like to point out pitfalls so that people are informed. The right side of the house was built as a single storey. Therefore you cannot presume that when the footings were dug, that they were dug deep enough to accommodate two storeys in the future. In fact, it's unlikely, as that would have incurred more cost. Thus, you should presume that the garage floor would need to be dug up and the footings investigated. It is most likely that the whole end would need underpinning of some sort or another / new footings etc to accommodate another floor above. As that's costly, you may wish to amend the plans for the upstairs and the down stairs and consider something more like Jonathans excellent plans. This would be my starting point, along with , as always where the accessible drains are, which as luck would have it, appear to be both front and back, so that's good news. I know that we'd probably all do something different, and I agree with Jonathan about that end. I personally would have to have the big open plan rooms at the rear........better view or not, just simply for the amount of space to move about in unhindered. I like space! If I wanted to have somewhere hot and sunny to sit, i'd have a terrace at the front as well as the back, but I wouldn't sacrifice the frontage to achieve it. If you've got a lot of space then as one of the other ladies mentioned,,,,,,,,,,,,,push a terrace far back enough so that you catch the sun.

It does look like it has a lot of potential. I would think about converting the bedroom/office into the utility room. I would then bring the kitchen wall out so that it almost follows the same line as the wall between the existing utility and office (maybe right a bit so you don’t have to move the dining room door) and then knock the new bigger kitchen and existing utility together to make a big kitchen diner. You can then do what you want with the existing dining room. Maybe make it into another guest bedroom/office with a small shower room on the right if that would be useful (probably no toilet though depending on plumbing). I would block off the door from the existing dining room to kitchen. You would lose (or maybe just need to reconfigure) the log burner but can’t see it’s usefulness in the current location anyway. I can certainly see why you are drawn to it!

I hope you haven't stuck your plinths down yet, as the layout could work really well with the tv under the stairs, together with something like a desk setup, dog bed under it. Sofa with ottoman to get your feet up, imagine a small sidetable next to it (bottom right), perhaps a bookcase and/or plants in the top right corner. Yes, you would face the staircase, but there wouldn't be any issue with the traffic line towards the stairs.
