Tricky with the entrance door opening towards the stairs as you need room in front of the window to move around the door but you could have an armchair here and another to the left of the fireplace. Do you have space to angle the sofa under the stairs so it faces the TV?

The kitchen door in the centre like that really restricts your options. I would bring the sofa forward and add a couple of armchairs either side of it. It's not a small room just compromised with the access door. Could you add alcove shelving to the left side of the fireplace. I think I would pull the sofa forward and try a few options. You will soon find what works for you and take it from there. A pic of the room would really help to understand the stair layout, natural light etc, to offer more relevant advice.

The space under the stairs is around 240cm, and has about 20cm to move forward before it blocks the entrance into the kitchen.

We are a bit nervous adding alcove shelving as it’s a rental and don’t want to cause too much work for ourselves when we move out.

We were thinking of placing a loveseat to the right of the fireplace, TV on top of the fireplace, and a 2 seater to the left of it, against the wall to the kitchen with the mirror above and a coffee table in the Center. What are your thoughts Kat and Isla?

I have attached a photo of the one side of the living room, facing the kitchen entrance. That’s the teal couch we are dealing with. I don’t think we can move that anywhere or adjust it. There is a window looking onto the road to the left of the fireplace. Pretty good light. The sofas we are thinking of I have also attached had a pic of. Would appreciate any input!

You have great light. I think you should try less blocky furniture and I would try a pair of matching armchairs as it is more flexible for the space.

Although it is a tricky space, you have great light like Siobhan said. Don't put the TV above the fireplace, as the heat may damage it, and it is too high to watch comfortably. Put the mirror longways (landscape) there instead. Put the tv on a small console table where the socket is, and get two rounded armchairs either side of the fireplace. The curved shape will fit in the funny corner much better than a square one and balance the square edges in the room, and will look nice when angled towards the sofa/centre of room.

A long console table or low shallow cabinets could fit in the opposite alcove all along that wall, with framed pictures above it. That way the first thing people see when entering the house is that as well as a beautiful curved chair. A framed picture above the armchair next to the kitchen door, a small round occasional table for each armchair and square ones either side of the sofa (no coffee table) would make it very comfortable indeed.

The fireplace is capped which is why we thought it would be a good place to put the TV.

Struggling ti picture how the TV will be with the armchair in front of it? Unless I’m misunderstanding?

It all comes down to space at the end of the day. The placement of certain things is what makes it quite awkward but not impossible.

I think the sofa needs to come away from under the stairs a little bit, perhaps put a console table or cabinet behind it with a lamp and maybe a mirror to open the space. If you want, a two seater on the wall by the kitchen door or even an arm chair - just make sure it is not too big. Also need a coffee table to make it come together and perhaps a mirror/console table the wall to the right of the fireplace so that when you enter, it looks nice & isnt just a chair.
