Comments (7)Is the downstairs bedroom just for guests or is it the master bedroom? If it's for guests, the you probably don't need it ensuite as long as there's a shower in the main bathroom. Definitely put in a utility, using that left hand side of the kitchen. No need to have a door through from kitchen to utility, just block it off and it's perfect with back door for running to washing line! Run a counter along left hand side with washer and dryer underneath, put in a sink for hand washing etc, and have shelves above for storage. On the right hand side, a bench with shoe storage beneath and coat hooks above. Can also double as a 'mud room' for storing wellies, umbrellas, footballs etc! Then knock the wall between kitchen and dining, but retain wall between kitchen and lounge to provide space for kitchen cabinets. To keep the open plan room sociable my main advice would be, no TV in there! Comments (5)Seems like quite a lot of upheaval for not a huge gain in space. Could the two spaces be made to work better where they are? Could the desk go elsewhere? I think this would make the dining space more inviting. I think its nicer to have a dining area looking out and opening into a garden than a cooking area. Comments (2)Hi Sassy G, It's great how much natural light you are getting into this space from the patio doors and the light fixtures and fittings will help create the feel of a bigger space. For the Living Area: I would suggest a 2 seater against the back wall (as per your plan) and a small coffee table in front with your 2 cocktail chairs facing inwards. This helps create the feel of a separate living area but also accommodates for additional seating for guests. Or instead of the 2 cocktail chairs you could have an upholstered storage bench which doubles up as storage as well as seating. This is also great because it keeps the openness of the space. For the Kitchen: For the splashback I think a high gloss teal finish would look lovely here. It adds a splash of colour, its bright (but not too bright) and different and would look great against your current worktop. Paint ideas: Having an off white colour is a good choice for the living and dining area. You could also try two different paint colours for each of these rooms to help break up the space or incorporate a feature all paint colour such as Farrow and Ball 'Peignoir'. Comments (4)Because of the location of the toilet soil pipe, the logical place for the downstairs toilet is below, next to the garage wall. The utility is also good to keep towards the middle of the house as this will keep the lightest area of the room for the kitchen. (unless you have a muddy family and need to get them clean before letting them in the house in which case it goes near a door!) With the snug by the lounge, it puts a lovely kitchen and dining area right at the garden end of the extension to be in the brightest and most garden connected side.
