We are looking at changing the Ground Floor layout of this c.1960s property with an extension and some reconfiguration!

We would hope to get planning for a single story extension along the back replacing the conservatory. As things stand we would like to go no further out than the current conservatory (can be persuaded otherwise) but to go across the whole back of the property including the width of the garage.

Desirables:

Kitchen diner with Island for 4

Dining table and space for 8

Utility and drying space

Mudroom and cloakroom

Office Space

Downstairs toilet

Separate living Room /snug

[other suggestions welcome]

Ideally not moving or changing:

Garage

Stairs

Front Door

Extra Information:

We could enter the property via the garage to accommodate mudroom/cloakroom

There is a fireplace in the living room opposite the gas hob in the kitchen

Given the aspect, I would advise you to extend only up to the garage so that you can have a southern facing patio. Blocking off the lounge from kitchen. Swap the utility to the north wall together with the office with door into garden. Large open plan kitchen diner and sitting area in that order with glazed pillar free corner opening into the garden and patio. Built-in seat with shoe storage along the length of the stairs inside the front door with hanging space above for coats. Not a mudroom but all the function you need.

I do like the OnePlan en-suite option but it would be very, very small for an en-suite and I'd have to dig up the floor to add another toilet, all of which can be avoided if I just leave the downstairs bathroom as it is....I have guests who stay regularly and no one has complained yet. I think this would be an unnecessary expense, love to do it but must be mindful of my budget. I definitely agree that it would be less annoying and more private for my guests to access the bathroom and their bedroom off of the hallway and not the living/dining room, so I shall try and come up with something else for coat storage. kikiamack Unfortunately there is not enough space even when making the double doors into a single to squeeze coat storage into the corner :(

It does indeed look like a great project. Going with what @Louise Ang said, you’ll probably be better off keeping it one storey and reconfiguring. I’ve been playing around with your plans (for fun!) and have posted below a layout option that gives you two bedrooms, a nice sized entrance/hallway, utility room, large shower room and living / dining / kitchen space. I kept as close to the original plans as possible (keeping internal walls if I could) and squared off the rear of the bungalow, only encroaching 20cm or so into the garden beyond the original plans. If you do wish to go for a loft conversion further down the line, you could potentially put a staircase in the hallway. Apart from seeking professional advice (architect / building surveyor) why not also have a look at other similar properties for sale on the same road / area and see what they have done with the layout? It’ll give you an idea of what is structurally feasible and what developments the local council is permitting. Good Luck!

Hey Lindsay, I've had a crack at re-configuring the space (no expert!) and definitely consult an architect and/or structural engineer to advice about taking down walls. An easy option for an extra bedroom is to convert the dining room / study to a bedroom, If that is a sink I spotted in the study, then it could make a great en-suite if it's in the budget and if you can run toilet waste. This would give a decent double room or if you have little ones two single beds with desk spaces and small walk-in wardrobe. The current bedroom is quite narrow, if possible, could you build out to the garage wall? That would give you some extra space for bedroom furniture. Maybe even separate the toilet and bathroom and create an ex-suite shower room (unless the bedroom upstairs is also using that bathroom!) If possible removing the corridor between the house and utility/garage makes the utility room feel more part of the house instead of an outbuilding and would allow for a better flow between the garage, utility, garden and kitchen. I would make the garage slightly smaller and the utility larger that way you can store items you use within the house but want out of site in the utility room (pet food, sporadically used / bulky kitchen appliances) and items like bikes, tools, seasonal decorations, sports gear in the garage keeping them separate. Square of the conservatory and convert to solid structure with a roof light, open up the kitchen and lounge walls and build out a doorway to the lounge from the hallway so the kitchen and lounge have separate entrances.

I am about to have electric UFH by ukwarmfloor.com - a norwegian system that has been around for ages over there. ( I do not work for them in any way!) Running costs are MASSIVELY cheaper than our versions. Over there, they instal the mats under roofs, drives and on the decks of icebreakers - they know a thing or two about snow and cold, and so I am giving it a whirl in my guest bedroom and large en suite. This is a response from the man answering all my many questions: "The system as shown would use a total of around 375Wper hour to keep all the areas heated to a constant 26C at floor level. By way of comparison the most efficient cable underfloor system would use 975W per hour to achieve this, whilst a boiler & radiator system would use 750W per hour. Comparisons in terms of BTUs can be a little confusing as most standard tables stating average BTU requirements for domestic situations are based on the heat output of traditional radiators etc. So our system only uses 375W (given as approx 1279BTUs in traditional thermal conversion tables)to do the job that a traditional boiler/radiator system would need 750W to do(given as approx 2559 BTUs). Our system is primarily designed specifically to produce the same air temperature in a room as other systems but to use less power to do so. The two basic reasons for this are: The heating element is self-regulating - only ever drawing the minimum required power at any individual point across the floor to maintain the set temperature. 2. The heating element heats the entire floor area and so effectively turns the whole floor of the the room into a radiant surface, heating the entire volume of air in the room from the bottom up. This is unlike radiators, which only heat a small surface, typically at the sides of a room, or a cable or piped underfloor system which can only heat thin strips of floor, leaving most of the floor surface unheated. Because our system heats the entire area it need only heat to 26C to produce effective air temperatures in the room. Other systems have to heat to much higher temperatures to do this and so require more energy to do so." I have spent an inordinate amount of time reading everything on their system, and I am going to use it. @rinked Hi, I'd rather not but the garden is c.15m wide and 10m deep past the conservatory. On the front there is about c.15m wide by 5m again deep of which all bar the 6m width of the living room is block paved driveway.

Neighbours/privacy? Best views at the rear? It somewhat helps to know what is where to create a nice feel and flow. Or is the rear garden a next project?

@rinked No particular views. Garden backs onto other gardens so not overlooked per say. Properties left and right have ground floor extensions too so likely to not be an issue

@Black and Milk | Interior Design | London That is certainly an option, at the moment we figure if we are going to extend we might as well go across the whole back as we have space to and try and add in as many features as possible such as laundry drying space etc. :)

I like the idea of extending all the way across, will give you so much more space to work with! You could then have your mudroom off to the side & will have plenty space for a gorgeous kitchen/diner.

Here's what i come up with, though the possibilities are (almost) endless.

You mentioned full width, so full width it is!

Let's start at the front door and go clockwise:

Office for two, new hallway door, other doorway turned into satinated window or a hallway mirror.

TV room snug next to it, sliding doors towards a large pantry and drinks corner.

Moving into the extension (430cm internally here) a full width kitchen and 2 meter island. No seats, as there's a long dining table right in front of it.

Large seating area overlooking the garden. I added two garden doors and several windows, but place those/other where ever you want them to go. Or perhaps you want to add a fire and/or tv, your house, your picks.

Then a 185x460cm mudroom to hang all coats, shoes, umbrellas, sports gear.

Opposite the hall, in the heart of the house, a laundry room, former kitchen, satinated window, ventilation pipe up the old chimney, plenty space for hanging/folding/ironing.

And a little extra in the hallway, if possible, wc moved under stairs a bit and thus reduced, to improve line of sight towards rear, for that grand feel.

Hi,

A single-story extension could create an inviting kitchen diner with an island, perfect for family gatherings.
