Looking for help on how I can rejig / Design a kitchen as we need more space. Happy to knock down walls and redo.

We can lose the shower in the downstairs bathroom, but must haves are:

-Utility room

Home office for two people.

I’ve attached a floor plan for reference and any ideas would be most welcome.

Here’s how we can rethink your entryway, kitchen, utility, and office areas:

Proposed Layout:
- Remove the Existing Bathroom: Since you're open to losing the downstairs bathroom, we could remove this space entirely.
- Relocate the Utility Room: The space currently occupied by the bathroom could be turned into a utility room. This new utility space could be designed with ample storage, laundry facilities, and possibly additional cabinetry.
- Buffer Space Between Utility Room and Office: The area left behind by the existing utility room could be used as a buffer zone between the new utility room and the home office. You can remove the wall shared between the kitchen and the existing utility room rather than having a door in it. This space could serve a dual purpose: as a small informal dining area or even a breakfast nook. A small round or square dining table could be added here, making it an extension of the kitchen area. This would allow you to maintain a feeling of openness and connectivity between the kitchen and the office, while also creating a comfortable and flexible area for eating, working, or even as a casual workspace.
- Reconfigure the Office: With the utility space moved, the existing utility room can be transformed into a dedicated home office. This would give you more space for two people to work, with built-in desks, shelving, and plenty of natural light from the kitchen area or entrance.

I’m not clear what you’re trying to achieve. Is your office too small or is it that you don’t have enough cabinet space in your kitchen or are you trying to create an additional room that you don’t currently have such as a dining space?

Whilst there can be occasions when it may be more hassle/work to re-fit existing kitchen units into a completely new layout, this doesn't look to be the case with what you want to achieve. Your kitchen looks in good condition and you want to have a single run of units on the wall opposite your new sliding doors. As a carpenter & joiner I'm struggling to see any difficulty with such on the basis of the info you've provided. At worst you may need a new worktop or section of such and/or end panels. If you've got a full wall of units the opposite side you could potentially use some of those to form your new island (depending on what sort of configuration you have in mind), with the addition of new doors, heavier end panels & stone worktop to contrast. There shouldn't be any problem with re-using your range either (just check sizes), and £100 or so spent getting an oven cleaner in should have it looking great with your new layout, until you decide to replace it.

hi Frances, I think you can certainly retain the ufh and install an island. the main think you will need to ensure is that the ufh will be sending heat under your cupboards, so it may be worth getting this heat out from under the units by having through ventilation in the plinth of the island. if your builder is aware of the ufh, which will be laid in a screed, they should be able to carefully break out the screed using hand tools and still keep the ufh in tact. it just needs a forensic approach. The ufh will probably have around a 30÷40mm cover from the top of the pipe to the top of the screed. If the distance is worked out you can mechanically cut the floor without damaging the ufh and then install a cable in the run to pro ide power to the island unit. if you are moving a cooker to the position you may need to move the dedicated supply cable. if the supply line is run in an armoured cable you can install it without a conduit and it will still have good mechanical protection to the cable. hope this explains the process without being too technical. oh and one past point - in the final island unit you may find that you need to pick the items you store in the area as it will be hotter inside the cupboards due to the heating below. best Rowland

It seems a very mean sized kitchen compared to the living space. You are very restricted by the sticking out wall (what electrical are in there surely they could be re routed?) and also by the door out of the kitchen. Is there any scope to move that doorway towards the living area? This would then allow for an L shape kitchen under the window and along the back wall which would be a better use of space. If you could get rid of the nib wall then you could create a small peninsular so if you were cooking someone could perch there on a stool and chat to you. I’ve got an u/c fridge in my kitchen and FF in the utility, I would worry that the u/c fridge would not be enough. Not sure if this appeals but what if you went broken plan as per the pic? where the oak units are have 2 u/c fridges with shelves above and then take the rest of the wall out?

If you got rid of the peninsula you would have space for a dining table and chairs in your kitchen. I don't think the layout makes the best use of the space. Is the current office too small for two people? Could you include the whole ground floor plan to get a better idea please.

Ultimately we are looking for a bigger kitchen area / redesign. Current office space is fine. Apologies if I wasn’t clear in the ask.
