Hi, what doesn’t work about the kitchen as it’s quite big, you have c30ft of units? Are you wanting a dining space there?

The rest of the space seems to make sense. If your kids are young you may want a shower at a later date. Again when they get to secondary school a utility room is likely to be a must rather than a stacked washer/dryer

- We have two other showers within the house, so a downstairs one isnt necessary for us.

- we would like to somehow make the kitchen, or that space into a more open kitchen family room if at all possibleand more socialable. It could be the current kitchen layout isnt making the most of the space.

As you can probably tell. visualising space and design is certainly not our strongpoint.

You’d need to post a full floor plan (including upstairs). Have you had a structural engineer look at that office wall? Is the utility room not part of the old garage?

when you say open kitchen family room do you mean to include a table and sofa/tv area? If the office is staying it seems quite a big ask for the space plus the expense of moving the loo and utility (somewhere) and obviously a new kitchen

Is garden access also on the list or is the garden not behind the kitchen?

• structural engineer looked at walls when garage conversion was done yes.
• Utility room was part of the garage yes. We turned garage into office/Utility.
• sorry, when I say family room , I mean a space big enough for kitchen and then seating area for all to be (can be peninsula/ Island / space for dining table with TV on wall or something) . We do have another dining room so can be flexible here.
• this is all the front of the house so no access to garden.
• office to stay yes. We need a space for working from home for two people.

Have you considered moving the kitchen to the back in the dining and living space? I’m guessing it would be cheaper to have the kitchen on the left as the utilities are on that side of the house. Kitchen becomes lounge. Remove the shower and have that as a corridor to the utility and office.

You could also move the utility and office upstairs. Consider splitting the back bedroom, having a bedroom on the right and the left an office with laundry cupboard. In turn that would significantly increase the space available for a kitchen

I agree with Minnie101. The way Families are using space these days means that the 'sitting room' of old can be smaller and a multi purpose kitchen-dining- hangout gets more use. I also think you might fit a separate office for one in the utility if the current shower space could take the washing machine. The front of the house would be quiet during office hours and tv time with all the business at the back, and in the garden in good weather.

A low-cost option might be as follows:

- get rid of the shower and replace it with a a washer/dryer

- this frees up your utility space and you can knock this through to your office and site your kitchen here

- partition the bottom third of the current kitchen into the office for two

- the remainder of the space can function as the family/informal dining area. If you’re able to open up between this and tge old garage a bit more it would help with flow
