Option 2, Flow and functionality better. I feel you have enough rooms that you could afford to have an open kitchen/dining/sitting area. I like the pantry off the kitchen (you could also put the noisy items in here, dishwasher/microwave etc). I prefer the larger formal sitting room but I would absolutely move the door to the shower room to where the basin is shown!

I think there are pros and cons to each. It would help to know more about your family, ages of kids, who works from home and when, how often you have guests etc.

i would say the kitchens in A and C looks undersized for the size of the house. Have you also had the kitchen and utility designed as we don’t know your wishlist for here. It could be that it’s better to incorporate some of the walk in pantry in option B for tall kitchen units and use the rest of the pantry to extend the boot room. B would be my favourite out of these but it feels lacking in storage for coats, hoover etc

We are a family of 2 adults, 2 children.
I work from home 1 day a week & the odd evening.
No specific request for a pantry.
No specific appliance requests beyond sink/fridge freezer/ double oven / hob.
Utility we want to conceal the washing.
We asked for open plan kitchen/diner onto garden.
Utility, snug, study/guest bedroom, bathroom & playroom.Somewhere for coats/shoes.
I feel the playroom needs to be nearer the family space to be used.

There is also a cupboard under the stairs that runs the whole length so bigger than appears here.

I'd take bits from all the plans. Would not have an internal shower room as one of the first things you walk into from front door - would want that view from front door through to the garden to be as open as possible, and generally would avoid internal shower room whenever possible.

Always nice to have showerroom as close to the guest bedroom as possible - make it an ensuite for maximum guest comfort, or to pop to the loo when working from home in that multi-purpose room.

Big utility at the back door for laundry, storage, coats/shoes/etc - can never be too big as it'll get a lot of use and nice to have space for everyone to be putting shoes on at the same time, etc. Also provides quick access to the loo once entering the house from the side/back door. My only issue with the shower room there is that everyone needs to go through the utility to get to the loo (unless they are guests coming from the guest room), so just something to think about when designing layout of utility space. Could provide a separate little hallway to keep them separate, but that immpacts on the size/layout of utility (something like in your plan 3).

Agree that play space will only be used if it's close to the action - it'll probably be more of a storage space and the toys will be played with in the open plan space. But in a few years kids stop doing that and then perhaps that area becomes your WFH space - or homework space.

Agree it's important to have separate living room/snug - you'll think it's for adults but the kids might prefer it for watching tv/movies with friends, especially as they become teenagers - doesn't need to be huge, just enough space for two sofas or sofa and couple of chairs.

I think it’s a mistake to divide the largest room. I also think that most of us have a guest bedroom that gets used so infrequently that a sofa bed would do (or perhaps one of the kids can give up their room for Grandma and they can sleep in the playroom)

So I offer an alternative

Great- use the smaller bedroom for a bed for Grandma and a desk then the small downstairs room doesn’t need a desk- you could put a daybed in there for when working antisocial hours
