We are planning to do a single stroey side extension on our standard 3 bed semi.
We’ve had 2 architects visit so far but they’ve said conflicting things about whether it could be permitted dev.
1 said no as it would be visible from the road, the other said yes absolutely as it would be under 3m width and height etc.
For context, the house faces out onto a B road, with a path between the property and road. We also have quite a large front garden and drive, so the house itself is set back probably around 30 metres from the road.
Can anyone give us a steer? I’ve tried reading the rules, but don’t find them very clear in terms of the highway reference.
