As Carolina said above, exact dimensions and some current photos would be great as with interior design, we do have to consider the current feeds and supplies in the room to influence design. However, I've sketched an idea below - nothing is to scale, though - but would need to check this against your dimensions to advise on if you would have enough space... :) As you can see, if the space doesn't allow, it could be too cramped around the seating area :) Thanks! - Adam

I would do three things: Firstly get a second opinion from another builder as clearly these flats can be altered so this one builders assessment that it can’t be done seems wrong. I would be very surprised if it is not possible to put a big opening in this wall if not take it out. Secondly I would introduce yourself to neighbours- particularly the people above- You might notice their layout and changes they made- it might be that your kitchen wall is not holding anything up. Thirdly I would contact the freeholders about your intended alterations as they may have requirements or advice that makes your decision making process easier. Best of luck

How about adjusting the island so it’s lengthways and a little longer. I’m not keen on how close the hob is to the dining door. Could it be moved to the right hand wall? This would give you a cooking/prep area away from the thoroughfare of dining to utility which could be used as the breakfast prep area.

Hello there - how exciting for you. This will look lovely! Ok so I suspect you will already have thought this through but have you considered adding units to the other side of the kitchen and then once the wall is removed you can have seating down to the left by the bi-folds and a table to the right. If room is tight then you could use banquette seating for the 'wall side' of the table. There are all sorts of ways of incorporating the seating/cabinetry along that wall too that could make a real feature of it! Alternatively you run the table off a short return where the existing sink is: Or finally you keep the kitchen layout as is but back a built in bench/table to the right hand side and add a sofa to the left hand side of the room.
