Hi All - taking on board your comments I have come up with three variations. Of course would love your comments! The distance from vanity to WC in plan 1 is approx 60cm - it could be made a bit more. This falls within the guideline you posted (23inches). More space could be created by making the shower a bit narrower (shown on all 3 plans as 1m wide (39 inches). I don't think there is quite enough space to divide the room and the problem with the idea of the bath right in the middle is that on a practical basis we would have to walk around it on a daily basis to get to the shower! Could quickly get very annoying!

What a lovely space to work with! I also like your colors and your furniture. My suggestion would be to divide your dining and living room space by using a black,( antique or distressed finish) to tie in the rough brick in your living room)) low and narrow wooden bench with chunky legs behind your sofa. I would place 3 large containers to hold tall and yellowish-green plants on top, such as tall grasses and lower-growing grasses; straight -growing plants. The plant containers might include one outstanding tall tubular container, one large but lower bowl-like container, and one smaller but quirkily-shaped container with a vine-like plant. I see your containers varying from charcoal to black , clear glass, and colored glass. That's one thought for the elements to put on the bench. The other thought is a very modern arcing desk-top-style light so that you could have light to read over the sofa. Then, you could add plants and their containers accordingly.

OK, I normally do gardens, but here's my take..... You kitchen is very similar to ours, which we've lived with for a few years now. Based on our experience, I'd move the sink to be opposite the cooker, with dishwasher adjacent and a ready-use plate rack over/adjacent (most people use dishwashers these days, so having the food preparation area by the window is more meaningful). You might also want to think about swapping the sink and cooker sides, since the route for dirty plates is from the dining table to the peninsula, to the dishwasher/sink. The peninsula is too narrow - this is where everything gets "dumped", so more surface area, creeping round the corner, will be much more useful: also, instead of a rounded end, a square end with cutlery drawers etc. would fit with the route of flow from kitchen to table. Agree with Ash that moving the door to the utility would work better - clear route of flow from dining area to the door without going into the more confined kitchen space. If you have an american style fridge-freezer along the bottom wall, say, you might want a second, under-unit fridge near the food prep area, for things you use all the time (thus preserving the traditional "work triangle"). Oh, and make sure you have a little spice cupboard right next to the cooker!

Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money!
