SPACE REVAMP - for aesthetic and function

Hi, we recently just moved into this area to make this a satellite office. There are two of us. We need to have two working areas and a seating area. We would love a little coffee bar type situation. I need ideas and suggestions on how to make this layout, functional and aesthetically pleasing. Thank you.

Thanks for the advice. Great idea with the painting but I just think with the polycarb roof, the old fashioned window design I'd want to get rid of and options re: the floor and potentially underfloor heating I'd not really get what we would want and it really needs to be rebuilt at some point. I quite like the idea of dwarf walls as well and this obviously provides more options with plug sockets etc.

Hi Jessica, when you say you're on a budget, what budget do you have ? Also, what abilities do you possess with regards DIY? I think i'd have a look at taking down the mirrors, as 1) you don't like them, 2) I'm guessing they're on fairly flat wall. Taking them down should not be difficult as they're only screwed on. It should be easy to remove the tiles above the mirrors. You will obviously have to sand the walls in order to remove remnants of tile grout and you may need to fill them in places to get them back to smooth. However, this would leave you with plain walls all around except for the bath / shower area. You can then paint and place a mirrored cabinet up for your bits and bobs, on the new tile free walls. The bath shower area :- Tile paint will work, but just remember that unless you go for totally white, then you will also have to paint back the grout lines as the paint you use will cover those. In my own personal opinion it doesn't produce a great look. Tiles don't have to be expensive, but the better the budget the better the options. Also, as i mentioned earlier, it also doesn't matter if you have a small budget if you've got a modicum of DIY ability. Options:- Re-Tile? Use plain perspex sheeting available on line - fairly in expensive, quite easy to put up. ( you need to be able to use a Sealant gun for glueing the perspex to the tiled area and then for sealing around all the edges. Replace the bath panel with wood to match the floor? Replace the shower curtain rail with a glass door? Just all hinges on budget and ability!

I do think some people are more fussed about how it looks and perhaps when the kitchen is done it is then they find out that 'that bits annoying, should have put that there, theres not enough room for x, there is no socket here, theres not enough room to pull out the chairs, ...... ' Kitchens are expensive and really need to be well thought out in advance. Not all kitchen designers are great, I planned my kitchen better than any of the kitchen planners I saw. However thats probably because I read up an awful lot on how to make a kitchen work/what to do/what to avoid etc

Do you live here or is this just an office?

What is your current budget range for office furniture and what does it need to cover? Two desks, office chairs, lighting, bookcases, filing cabinets, printer stand, closed door storage? Fancy coffee machine, bar, and supplies?

If it were me, I’d clear everything out so you can see/understand the space better and it has the added benefit of removing clutter and anything not needed in the room - sell the extra items on facebook marketplace

la_la Girl has the right idea. Move everything out to begin with. If you are reusing any furnishing (desk, sofa) move those back in and shuffle them around until you have an arrangement to works for you. Then you can begin bringing in any other pieces you will be reusing. Lastly you can accessorize.

Agree dimensions will help. Is that a door or window with stain glass? Maybe another picture from couch side toward other side

What do you need in the space? What can go elsewhere? I would get rid of anything not needed as a start, then play with laying put what you have and it will tell you what is still needed

All I see is amess and we need a to scale floor plan before evn beginning to advise. You also need to provide info as to what kind of stuff is needed for the business you use the office for. Like how many file cabinets , is there a clset that can be used to hide stuff that can go wireless. I see avelvet sofa does that stay I see a huge need for storage for sure. ,
