The rooms are really long and narrow (including the hall) so it may be worth considering whether you could reduce the hall size to half that and then have everything open around this and the stairs? You may not need to touch the garage unless you require an extra room but would make the space feel much more open and I think you would lose the narrow feel, by adding the extra 1m-1.2m that is currently the long hallway.

If you want all those rooms upstairs presumably you are going to put rooms above the flat roofed section? This is a really exciting project but in my opinion there are too many structural, budgetary and planning issues that need to be considered before you think layout. In my opinion you need an architect and structural engineer to tell you what is possible for your budget and for planning. Seeing the plot they may also have other suggestions for how to increase the space. As far as budget goes I would consider how much you want to spend on Kitchens, bathrooms, flooring , window treatments etc. Then consider things that may be necessary such as new boilers or rewiring. This will give you an idea of the money that is available for building and in turn his will let you what square footage you can build. Very best of luck

Good morning Mary. MMMmmm ! A bit of a puzzle where to place the downstairs toilet. 1. How about utilizing the highest part of the stairs with the coal shed so the toilet will go in the under the stairs and the sink will go into the coal shed area. Or 2. If the garage is going to be adapted to future proof it . Why not put the toilet in there? Mind you pipes etc. Or 3. Make a small extension to where the kitchen door is to join it up to the end of the coal shed is, squaring it off. Then you will have enough room for the a toilet, and a small area for boots etc, when coming out / the garden. Which means your door out to the garden will be opposite the small window and not eating into your kitchen area. It you still want a kitchen door there it can open up into that area and will be a screen for the toilet although you will have a toilet door. Ps. I do agree with keiblem about the kitchen door being too close, again move it down or consider a sliding door, you can get the ones that slide into a wall cavity, but still move it down abit from the peninsula as you may still bump into someone especially if they have a hot cuppa. ouch! Deep sigh ! ... alot to think about :)

Hi Andrew, Here is a quick sketch I came up with. You said that the north bay window doesn't provide a lot of light so that end could become a bedroom. but that does create a very cramped living area and a bathroom which is basically just off the kitchen. But if you have high enough ceilings you might be able to create a clever split height layout for a small, fully enclosed second bedroom (this should work for a 3m ceiling). These split level/low height spaces are becoming popular in the ‘Tiny house movement. By changing the bathroom around a low ceiling could be created over the toilet and bath, and then a bed could be added in the space above this and a wardrobe on the bedroom side. The bed would be reached with a ladder or built-in steps with storage under it. The area over the sink would be normal height with some storage space above. This creates a fully usable bedroom without using as much floor space but it is only really suitable as a guest or kid’s bedroom. It is definitely fair to say it's an even 2 bedroom flat. And because of the expense of the extra walls, floor and custom furniture, it’s usually undertaken by someone planning to live in the space themselves. So this may not be suitable for your case, I just thought it was an interesting and unusual idea. Please let me know what you think? And I wish you all the best with your project!! Phill
