New builds are often criticised for being too small or lacking soul, whereas older properties can be draughty and not adapted to modern living. On the other hand, older properties can have beautiful period features, and new builds are well insulated.
If you were to choose, what would you prefer? Would you rather live in a new-build or in a historical property?

Comments (85)Yes that was one of the issues with our place. Narrow corridors, poorly lit. But by rearranging the access to key spaces, blocking some doors and creating a new double width doorway to the principle room, what was a narrow hallway is now integrated and useful. By converting the large loft, we now have a stairwell lit by two velux windows which also throw light into the heart of the building. Lastly the old underhouse garage is now a studio, glazed with full height blue-grey aluminium windows and a door. Comments (38)Hmmm, not necessarily my cup of tea but has its merits in places so long as it doesn't make the room feel like a fish bowl. One thing I don't like though is if it allows you to see mess in another part of the house (my main bugbear about open plan...I don't wish to sit in my living room with the oven on and pots in the sink of an evening). Comments (16)I'm building a new house and I've specified some Smart Home technologies - mostly for the lighting and blinds, which together can help give that lived-in look when nobody is home. I chose industry-standard technologies (DALI and KNX) so that nothing is tied to one manufacturer (who could go out of business or decide to stop making / supporting something) and there's no single central 'brain' which would cause chaos if it fails. I agree completely on the 'open technology' point - it's nice to have an app on your phone but it's not nice to have 10 separate apps because you bought things from 10 different companies, so you want everything controllable from one place and you want the labour-saving automation of one system talking directly to another (e.g. "I've just set the intruder alarm, so nobody's home, so turn down the ventilation system"). I'd also say it's worth making a judgment on where technology is changing most and not to invest a lot in something that's likely to become out of date quickly. For example, you can pay a lot of money for fancy KNX light switches but a cheap tablet will be more flexible, and voice control with Siri and Alexa is close to being mainstream....See More

I'm a huge proponent of building new homes based on historical precedents. Many of the various period styles really nailed appropriate dimensions and proportions. Sadly, many current architects are uneducated (or have consciously rejected) historical precedents. There's a reason that Greek temples still resonate with us today: they were built with proportions that are inately pleasing to the eye. I recently built a new home that is based on a traditional Charleston, SC "single house" and I am very pleased with the positive reactions of my guests. It is possible to build a house in an architectural style that will stand the test of time, whilst incorporating modern efficiencies and a layout that is compatible with modern life!
