Hi minipie, thank you for confirming what I felt was right in my gut :) The bathroom is a family one and is used mainly by my 3 fast growing girls , so I have to keep in mind that they will be performing their beautifying in there in a few years! Would it be totally ridiculous to move the vanity right up against the window so we have equal visual space and I have more room to put lights on either side of the mirrored fixture? I have about 30 cm on one side and 10cm on the other side of the vanity ( not nearly enough to comfortably install side lights). If I butt it against the stud wall, 30cm on both sides of the mirror and 20cm on both sides of the vanity. Hope I’m making sense?

Unslotted waste because there is no overflow hole. Choose one in a finish that matches your chosen taps. Bottle trap goes under the sink, in that space where they’ve shown folded towels and soaps. It will be visible so choose a nice one that matches your taps. The one in the picture clearly isn’t plumbed in. You will see there are two holes in the shelf which are to allow space for the bottle trap (if it hangs down that far) and the pipework to the taps - this pipework is also not shown in the picture. You may want to discuss with your builder/fitter/plumber how they plan to do the pipework so it looks ok. You can get decorative pipe collars in eg chrome effect that will look better than exposed copper pipe, or paint the pipes. Or you can get the pipes chased into the wall but that will be more expensive especially if it’s a solid wall.

Hi abby151, I have exactly the same upstairs layout to yours (albeit a mirror image and the chimney breast in bedroom 1 backing onto the bathroom) and I'm trying to figure out how to get a 4th bedroom too! Looking to do a 1.5 extension so 4th bedroom would be in roof with pretty dormer windows, my only answer so far is to reduce the size of the main bathroom making it narrow and without a window to get the landing and entrance into the new bedroom, but I think the bathroom will be a bit claustrophobic with no window. Sorry can't be of any useful help, just amazed someone has the same house layout and the same dilemma as me!!
