How do I get an extra bedroom????

Hi,

I'm trying to find the best way to add a bedroom to my 3 bed semi. The most cost effective, seems to be a first floor extension on stilts to the side - so our existing bathroom would become a corridor, and the family bathroom would move into the extension. The problem (in my eyes) is that the bathroom would have to go to the front of the extension...which is weird, right?

Our driveway width is only around 2.6m - so we've not got much room to play with. We've thought about a two story extension, but we would loose access to the rear.

I have a budget of about £50K and would appreciate any ideas of how we can maximise our space!

I've looked into it. We've got a double hipped roof, and not much head height. I've had 2 architects look at it and both said it's not worth it. It was definitely my preferred option, so wasn't happy! :-)

HiTino Felly, Marie Here. Your off to a great start - but you've made a common mistake in that you've found your inspiration for your colour palette, but your not committing to it. You need to bring the greens and blues up onto the walls and onto the floor - commit to it. You could: - add a great throw rug underneath the bed, - add big table lamp beside the bed - or better yet, a wall sconce, - drapery isn't really the best choice for this bedding - I would have brought in a bold graphic print here, in either the blue or the green - artwork can stay neutral - even do a collection of mixed metals in chrome, gold, and have fun with that - if you add too much in the blue and green it becomes boring and un-special. Choose your accessories carefully, I'd change out your drapery - go with something bolder, I'd also get a larger night stand so you could put a proper table lamp there. Good Luck!

Hello Pippa, Yes Minnie's right.. Calming colours that naturally compliment like several shades of 1 colour...So you may like a particular shade like pink for example and see colour variations below.. From Little Greene in this case... So a varying degree of colour that compliments and accents for the walls and wood work.. Chalky and matt are best... Then you can add complimentary and contrasting tones for bedding soft furnishings like pale greys or silvers with white linens.. or stone colours and woods.. Keep flooring light and paint the ceiling a lovely warm colour like Whitening by LG again.. If you're laying flooring with rugs, keep to a similar colour, that way the floor looks expansive rather than defined.. Mood lighting with table lamps or wall lighting.. with soft warm white bulbs gives a calm and warm light as opposed to bright white and from a central single pendant.. : ) )

Victoria - for some reason it seems wrong to have the back of the sofa smack in the center of the main window - but not so weird the front! I would need a surveyor to work out whether those walls are load bearing - but that could be a possibility. I did consider whether something like that could work.

I was looking at an earlier post which showed the whole house because I think you need to think about the whole house. In my opinion however you extend you are limited by how you can do the roof. Although I am sure an architect could come up with innovative solutions I think the second storey at the back can’t be any wider than the lounge is long so to get enough upstairs space I wondered about building forward. (Which falls outside permitted development but may well be allowed) I enclose one option

If you're thinking about extending, why not create an ensuite bedroom on the ground floor (dining room/kitchen) and extend out at the back, creating a kitchen diner there?

Hi abby151, I have exactly the same upstairs layout to yours (albeit a mirror image and the chimney breast in bedroom 1 backing onto the bathroom) and I'm trying to figure out how to get a 4th bedroom too! Looking to do a 1.5 extension so 4th bedroom would be in roof with pretty dormer windows, my only answer so far is to reduce the size of the main bathroom making it narrow and without a window to get the landing and entrance into the new bedroom, but I think the bathroom will be a bit claustrophobic with no window. Sorry can't be of any useful help, just amazed someone has the same house layout and the same dilemma as me!!
